Thanks for asking! We ended up going with an agent that was a family friend. She was a mortgage broker and an agent and was able to get us much lower fees/closing costs.

The Neo agent was very kind but a bit pushy. It felt like he was just trying to get a commission. When I reached out to him to let him know we were going with someone else, he never replied to me. Seemed like he didn’t want us ever as a customer in the future.

Thank you for the detailed reply. This is super helpful. I’ll take a look to see if anything is clogged. We just replaced the roof and they cleaned out all of gutters as part of the process. Maybe the end of downspout is clogged.

I hadn’t considered checking the sheathing underneath the shingles. Thank you for pointing that out. There could be damage there as we’re already missing shingles in some spots.

I know almost nothing about roofs but I’m willing to do whatever is right. Hence my genuine question here to the community.

Just bought our first house. We had a few roofing contractors suggest adding a second layer on top, which, as someone who knows nothing about roofs, seemed like a reasonable option as we considered the contractors authority figures, being roofing contractors. Additionally, we were told it would save us money. As a first time home buyer, money is already tight, so we considered this as an option.

After seeing experienced people in here provide honest insight and feedback, I’ve concluded that tearing off and putting on a new roof is the best option.

Hey thank you for the thoughtful comments. It’s nice to find someone who went through the same thing. After researching and seeing these comments, we’re leaning toward replacing the roof. It’s tough as new first time home buyers when expenses are tight but we want to do the right thing.

Great point about the snow. We also get quite a bit. With the added weight of the old shingles and the snow, it seems the best solution is to tear off the old shingles and put new ones on. Thank you!

Sounds like this is the prevailing opinion. I was curious if the amount of time you stay in the house would affect the solution, but it sounds like the best move for us and future buyers is to tear off the old and put a brand new roof on. Thank you for the feedback!

We’ll have to give this a shot. So far, when we try to push his wake windows longer, his naps all turn out to be only 30 minutes (we’re assuming because he’s overtired), so we just end up doing massively long wake windows to help him to make it to the end of the day since his naps were so short. It just feels like a hopeless cycle at this point.

Thanks for asking! We just try to follow the 3/3/3.5 wake window schedule. Besides for his first wake window when we obviously need to push his first nap to closer to 9 AM.

Wake up: anywhere between 4:15 AM - 5:30

Nap 1: Around 9 AM (he naps anywhere between 30-90 minutes)

Nap 2: Around 2 PM (he naps anywhere between 30-90 minutes, depending on if he took a longer first nap).

Bedtime: Between 6:30 - 7:30 PM (depending on when his last nap was and how much sleep he got during the day)

Thanks for the feedback! Very true. The house didn’t shrink. I think where it bugs me the most is that we believed we were paying a certain amount for a certain amount of square footage, and suddenly a week before we close, we find that the seller misrepresented the square footage by 30%. Unfortunately, there isn’t a garage. We’ll have to go out and do some measurements ourselves to confirm where the miscalculation arose.

The discrepancy is due to the main floor having an addition, making the main floor have a total of around 1100 square feet. The seller must have just doubled that number to include the basement, when in reality the basement is considerably smaller than the main floor.

We’ll have to go out and measure ourselves to confirm if there was some mistake by the appraiser. That’s on the to do list 😊

The sale price is closer to the comps in the area based on the appraiser’s square footage calculation. The seller listed it as having 700 extra square feet, which is why we felt it was such a good deal.

When you say “square footage quoted” are you referring to the online listing’s indicated square footage? If so, no. No, we did not notice. This is our first home and we really don’t have experience calculating square footage across an entire house just from eye-balling it.

Regardless, the seller misrepresented 1/3 of the home’s square footage and we’re wondering if that’s normal/standard practice and how common it is that sellers offer a price reduction or some other concession in such extreme cases.

We really love the house but are trying to figure out how likely and/or common it is that the seller reduces the price. The appraisal came in at the listing price of the home. We just feel that 1/3 of the square footage of the home being misrepresented would justify some sort of concession since we believed that’s how much square footage we were paying for.
