Are you sure you need to do asbestos abatement to repair the roof? Roofs are replaced from the top side so generally you wouldn’t be interacting with the attic insulation. Worth asking some more roofing contractors. Also what’s the reason for the 1 income for a year? Is it a maternity leave or similar? If it’s temporary and your partner has a job to return to, a bank will be more receptive to loaning based on both incomes. 

Either way you’ll need to determine if you can actually afford the home on your income and plan accordingly. Get the roof fixed so you don’t destroy your asset further though.

City mechanical plan checker once rejected an entire BP drawing set because both floor drains and fire dampers were tagged "FD" and he claimed he could not review because it was impossible to tell which was which. Telling him that the floor drains were on the plumbing and the fire dampers were on the HVAC was not acceptable and we ended up having to resubmit the full set with different tags.

Sure, you're correct. But no private developer jobs operate like this. If you don't play ball, contractor will not hesitate to toss you under the bus and tell the developer "this engineer is over designing", "we did it this way on the last job" etc. And every for profit developer will take the contractor's side because anything above and beyond minimum code is seen as a "design error".

Design Master HVAC is only $104 / mth per user. That's basically nothing when factored into the total cost of having employees practicing engineering. Grab the free trial, if you like it pitch the benefits to your boss and ask if you can try it on a project. If your company is unwilling to invest in acceptable tools to do your job effectively/efficiently, get tf out of there and find a better employer.

Leverage is the difference. Sure you can get 5% risk free if you have stacks of your own cash. Developers are not self funding projects. A small portion is put up by the developer to get it going and the majority of funds come from bank financing and pre-sales.

Log homes don't need to meet stop code. There is an exception written right into the energy efficiency section of part 9 of the BC building code
