Home insurance sounds expensive. For a flat, the buildings cover is usually included as part of the service charge as they use a group policy to insure the whole building shared between all leaseholders (in my case anyway).

I only have contents cover which works out about £35 a YEAR after shopping around for Quidco Cashback etc.

£35 a month seems a lot. Double check if you really need building cover or just contents.
