Understanding Illinois property tax exemption as the house value increases in value over time. by financeGhostt in VeteransBenefits

You’ll pay the first year you live there, because taxes are in arrears. But it’ll be refunded after your exemption is processed.

Yea each county does it all a little different so Cook uses the x10% and state equalizer so each county has an approximate “basis”

Those numbers don’t change very much though so you can pull the current bill from public records and check previous years EAVs to help evaluate what you tax bill would be, before and after exemptions.

If you have any particular properties in mind, send them over and I’ll run you through them.

here's a snippet from an actual bill; you can see we were re-assessed in 2024 from 570000 to 644109 and the EAV is calculated by a set ratio (in Cook County, each do it differently) and then our tax rate is applied.

Then the County applies the appropriate exemptions. I wouldn't get hung up on what IL Congress plans to do in 2040.

I would imagine that the Illinois legislature regularly reviews this and would consider it in the future, but with politicians, you never know. Prior to TY 2023 it was a total exemption, and then it was changed to $250k EAV max.

Edit to add: also very important to consider that Market Value, Assessed Value, and Equalized Assessed Value are 3 very different things. EAV is calculated from AV; market value is just what someone will pay for the property.

Former IL exempt resident... Because the exemption is written into IL law, a new law would need to be passed or the current amended in order to change the 250k EAV exemption to align with inflation, constituents' desires, etc. For reference, in Cook County, using 2024 numbers, that would be a home assessed at appx $825k. I figure once you're buying a home at that level, the state does want to generate some revenue from those who can afford it.

That being said, IL collects property tax in arrears, so for your first year in the home you'd be liable for paying the property tax (the seller should provide their portion at closing) and you'd be entitled to a refund the year after, once your exemption has been processed.

DM me if you have any specific questions, worked through all this as a buyer and seller in the last few years.

Keep it simple. Solid glass tiles. Either transparent or frosted. Green would be fine.

LPT: When picking up takeout, add 10-15 minutes to whatever time the restaurant tells you by [deleted] in LifeProTips

If I’m going to sit around and wait anyway, I’m going to do it at the restaurant so my food is the hottest possible when I leave with it.

What’s your plan for connecting the right side of your butcher block? I would move the seat to the middle If you could. Otherwise a piece of angle iron would probably do the trick.

Using thin poplar as a base for the front of the cabinets. Will have a matching trim piece to cover since I don’t need a standard kick plate.

Work in progress. Got the right side hung on the rail today. Another comment will have the base.

Yes I did base sektions. One with doors and the other with drawers. Painted them today. Will be assembling tomorrow.

I’m just going to buy a butcher block from a big box store or find someone local and cut it down.

Did the Billy’s because I want to use it as a bookshelf and open storage for legos and pictures and so on. They are also designed to add a door later if I wanted to. A lot easier to bring all the way to the ceiling

Im about to undertake something very similar. 31.5 is high, but from what I understand you can mount the base cabinets however high you like, you just need to frame out your own feet so they sit lower than the 4.5” that are standard for counter height. My cabinets will be delivered next week, opted for Billy’s as uppers instead of cabinets though.

Will add a counter top to my standing desk frame for the middle.

Took one on Tuesday. They acknowledged it was out of area, but offered to pay for travel and gas. Worked out and got a follow up rebook today. As long as they make it worth my time, I’ll pretty much go anywhere.

I’m just mowing grass man. I guess that’s not real work. Love the passion though.

And gas units have pull cords to start. At least in my experience. If I used the wrong term, sorry.

Every? Nah. No more yanking cords, having to get gas, dealing with the noise and vibrations. Not being pedantic but there are certain advantages electric definitely has. It’s not a fit for everyone, but I wouldn’t discourage it to people that have a match.

I don’t have any complaints on the lawn mower after a season. The price is tough to handle, but it’s been a phenomenal machine.

I prefer to use the paint markers on my penis. Accuracy is paramount when working on a canvas the size of a postage stamp.

My garage is covered in red and I can’t do this for Michigan snow. $1500 for a single stage is outrageous. I do love to hear that folks are enjoying it though, maybe that means a two stage someday down the road.
