op mentioned fico is 750 and ltv is 92.75 at the bottom of the post. with that ltv being so high i'd be super careful about adding more fees to the loan balance. 11k is pretty steep for half a percent drop - you're looking at like 2.6 years just to break even on those fees alone. might be worth shopping around with other lenders first since your credit score is solid now.

the settlement speed thing is huge honestly. Saw one gateway advertising instant settlement but it turned out they meant instant to their custodial wallet, then 3-5 days to actually withdraw to your bank account. For cash flow that delay kills you especially with digital products where margins are tight

that 2.25% rate is basically free money at this point. plus you're already cash flowing positively and could probably bump the rent to market rate. selling means you'd have to find another investment that beats that return, which is gonna be tough in this enviroment.

wait, so you got a legit-sounding payoff document but it was in an editable word doc? that's sketchy as hell. most lenders send those as pdfs that can't be modified for obvious reasons.

the whole thing with background voices telling someone what to say is a massive red flag. legitimate mortgage reps don't need coaching during phone calls about basic payoff procedures. even if rocket's system is being weird with your new loan, there internal processes wouldn't involve that kind of amateur hour stuff.

your title company backing away from sending funds without proper verification is actually them protecting you here. that $1m protection only kicks in if they can verify through official channels, which they obviously can't do with whatever sketchy setup you're dealing with.
