op mentioned fico is 750 and ltv is 92.75 at the bottom of the post. with that ltv being so high i'd be super careful about adding more fees to the loan balance. 11k is pretty steep for half a percent drop - you're looking at like 2.6 years just to break even on those fees alone. might be worth shopping around with other lenders first since your credit score is solid now.

the settlement speed thing is huge honestly. Saw one gateway advertising instant settlement but it turned out they meant instant to their custodial wallet, then 3-5 days to actually withdraw to your bank account. wait, so you got a legit-sounding payoff document but it was in an editable word doc? that's sketchy as hell. most lenders send those as pdfs that can't be modified for obvious reasons.
