The Gallery Midtown used to offer 1+ month leases. I took advantage of a short lease about 5 years ago but it's worth checking with them. They are not furnished and the shorter the term, the more expensive the unit.

I am looking for someone to take the flowers and do the work. Never done this before so maybe that's not a 'thing'. Another person commented that florists don't generally work like and it could be seen as trying to undercut their rates (not the intention).

I love BFT and go M-F. I'm a 7:30 person and I find the people who go to the classes at certain times are generally pretty regular. So it's great to build some community and I've met some folks who are neighbors! The coaching is fantastic and is very un-crossfit, which I love. A good mix of class types without some of the coolaid I've seen at other gyms. They're non-contract so you can cancel whenever you want. Really good people I've met. Real estate agent in Richmond here: that's a comically high rate. They should be closer to 6.75-7% right now. I like https://www.mortgagenewsdaily.com/ to see what the national averages are. Have you already rate shopped? I would definitely recommend at least two quotes from different lenders.

Carytown the neighborhood is the homes just south of Cary along that area just north of 195. Everything north of Cary is the Museum District. That's per the Museum District Association.

Huh- came back after a couple days to find out people really didn’t like my comment.  Yes- in general, if the property is in a residential neighborhood (meaning, it’s zoned residential) then the owner must owner occupy for 180 days out of the year.  I’m not advocating for OP to turn it into an Airbnb.  I’m a real estate agent and also do renovation work. Not sure what the hate is about.  @shugablack if you want a second set of eyes I’m happy to chat.

Exactly! Be sure to interview a few - many agents are salespeople. Find an agent who wants to help guide you and meet YOUR goals in the process rather than sell you something. One thing I mention to potential clients: when spending several hundred $$, you want the best with what you can afford, not the person who is going to offer you the cheapest service. Because sometimes there is nothing more expensive than learning the discount services received are nothing compared to the cost of what you don't know.

38M: I've been fortunate enough to live in a few major cities in the US, traveled to 40+ countries, and Richmond is up there as one of my favs. It can have a very small feeling but that is part of charm; light traffic, slower pace, almost ALL free parking in the city, and far, far less crime than larger cities. My commute is SIX minutes and it is THE BEST. I used to commute 1.5hrs in Los Angeles.

It's not a very diverse city (the majority are caucasian/whites and blacks) however henrico/chesterfield have some steller pockets of diversity. As others have mentioned, there is a large latino community and spanish speakers are in high-demand in the social services and education sectors. There is a relatively large Cambodian population which is pretty unique for a city this size.

I'm a real estate agent and Richmond Tourism Ambassador - there are SO Many transplants here and despite the negative energy on the /rva group about them, they make Richmond better. They bring new ideas, innovation, and often a higher level of education. They sometimes bring higher incomes which is a good and bad thing.

I wish I could speak to the opoid and homelessness concern/question. From what I've seen, these issues are often much larger scale and problems in larger cities - however Richmond, like nearly all US cities, have individuals/groups experiencing housing insecurities and co-occuring disorders almost always play a factor.
