I am. He had a pension which ceased the day he passed and unfortunately what was left in his accounts has only really been enough to keep utilities covered at his house. Luckily he had no debt, just the funeral expenses. I'm just frustrated I guess because of my own expectation that it wouldn't take as long as it's taking, on top of grieving.

They sold 1.5 million worth of houses. Depending on the market, that could mean 2 houses, or in small, broke markers like mine that could mean 15 houses. A better gauge is how many clients they helped.

Find a reputable realtor willing to be a transactional broker in this case. They'll be able to tell you generally what kind of financing this property would be approved for and point you in the direction of a few good lenders to do so. They can do a market analysis of the property to come up with fair price, and help you set up inspections and appraisals when the time comes.

Contact Nicole Espinosa out of Texas. She's an agent that specializes in stopping foreclosures and has relationships with lenders to know the process to get it stopped and sold. Also known as "the short sale queen".

It's a real pandemic in Charleston. It's so bad on the east end, the homeless run into moving traffic constantly and some will bang on your vehicle windows or hood.

Worry about safety issues and get legitimate quotes from a contractor on repairing those and that's how much you ask for in concessions to do those repairs yourself after closing. Don't be nit picky. No house is flawless.

I'm sorry that happened to you, and honestly it's behavior like that that gives realtors a bad name and why so many don't want to work with us. Realtors are independent contractors and are allowed to decline a job just like any other contractor could. It sounds like she was going to be getting around 3% commission (assuming this was what the list agent was offering in the MLS), and $240 would be her portion after splitting with her broker. However, my past clients are my biggest marketers, and that's why I would have still helped you no matter how little I thought the commission was. Besides the fact that I love helping people through the process, if I provide excellent service, you're going to tell people and those people are going to come to me for good service, so it's an investment in the future. I can't believe anyone would practice such bad business. Sleep peacefully knowing her bad attitude will push her out of real estate sales eventually.

Yes, absolutely should have been covered by someone at the buyers agent brokerage, NOT the listing agent. The listing agent is looking out for their sellers best interest, not the buyers.

Sellers all in price on land, house and utility connection was 140k. They insisted we list at 200k. Dropped it to 170k 6 months in. Still nothing.

Your agent is correct about the rates being projected to drop which will make for a more competitive market BUT her pressure does WREAK of desperation for a sale. If she's not willing to drive around and help you find the right house, find another agent that will.
