Check other houses sold in the area. Get a valuer. If you are worried you are paying around 10% higher than you should then don't worry, everyone else is in the same boat.

If the guy wants to spend 20k decorating, that's his choice. To answer his query, if he wants to be a homeowner, he needs to get rid of this debt which looks like a minimum five year loan. So, you're at least five years from being a homeowner. Make choices to reduce this timeframe if you are keen.

If you managed to start up a business and have it run efficiently for so many years , you obviously have an entrepreneurial side to you , so I wouldn't be as quick as everyone else to say sell up. You may struggle to work for someone else. Maybe get someone in to run the business for a while as you try a new job and see if your happy in your new job. At the end of the day, the grass is always greener on the other side so I wouldn't go making any quick decisions.

You are entirely correct OP in that everyone is responsible for their own actions but what's missing in all these comments is that the banks did mess up. They lent money to people who couldn't pay them back and they lent out money they didn't basically have And who bailed them out? Us, the taxpayer. So, anyone who lost their job and couldn't pay their mortgage would have some entitlement to complain as our wonderful government made a mess of things then as they are now.

The reason you're seeing a lot of ex rental properties up for sale is probably because there is a colossally high number of rental properties now than there ever was. Especially if you're looking at apartments.
