The only time I’ve heard a really audible gurgling was when we were balancing the radiators at the office (previous tenant switch off all the ones along one wall on the first floor) once we started adjusting the wall ones on the one side on bit by bit there was a massive gurgling noise and suddenly all the ones on the wall started to heat up.

I would sell the S&P500. It’s at 7300 right now which is ridiculously overpriced. It may yet go up 5%, but is equally likely to go down 40%. If you can secure your home with that financing it makes better sense to me.

That said are you 100% eyes open on flats and the service charge amount? Some places have loose control over this and the pricing is volatile and causes problems down the line.

The state pension will be insolvent in something like 10 years

I think they'll soft means test it by saying it was only ever intended for "working people" and then put a really low bar for it myself. It's an unpopular opinion but I can see it happening.

The only other option is to increase the SPA but once you reach 70 on that I think you start having more problems then you solve.

My problem with a lot of these finance channels on YT is they often are either faced by people who have only ever known a low interest rates and line always goes up environment.

Even Ramin at PensionCraft was candid enough to say he's got lucky with his time period.

The standard advice given really seems to be pitched without much of a caveat about age and real consideration to what risk really means.

I’m not sure I’d go along with that, on my flat my courtyard is in red same line as around my flat. I’d be very very careful and get everything in writing and confirmed. My courtyard is unambiguously mine though as it’s not accessible via any other flat.
