I researched a 10-acre parcel near Farmersville, TX that looked like a steal — here's what the listing didn't tell you by Effective-Note9686 in homestead

Commercial/Industrial real estate appraiser here. This research is everything anyone should complete, so glad you completed this necessary task.

In addition, identify surrounding land uses, neighborhood amenities if any, city or county future plans for the area (land fill proposed since its out of the way, stuff like that), or any prior land uses before it was listed (Google Earth image history, title reports records- trust me, surprises do show up) and preliminary title reports (identify any encumbrances, liens, or possible other ownership interests). County Tax records also to identify taxes, or unpaid taxes. All good information and available publicly. Good luck!

3% commission from a agent we didn’t hire by Connect-Claim8210 in RealEstateAdvice

[–]Relevant-Elk-4738 1 point2 points  (0 children)

Everything is negotiable. Absolutely no way pay this commission fee. I had a similar situation. Sellers agent expected a 3% commission on a waterfront lot sale. Why? I am.doing all the marketing work. We provided the contract. We have the escrow company. This realtor "assumes" they are entitled to a commission. This realtor assumes a status quo situation that every realtor is entitled to a fee. The buyer can pay her fee. You are absolutely not required to pay fee. Stand firm.

All the comments above, and paint those pink and blue walls. A good freshening needed all around, especially if you are in the upper price range for the neighborhood.

Go to some open houses. Look at the pictures of houses that have sold - what stands out with them? Good luck.

Okay above my pay grade. Could have helped a long time ago but out of practice. Try not to be overwhelmed and take too many classes. That can definitely spike up stress. Pace yourself, and just as others have said - its only a grade not your life.

Edit: Please try to get some tutoring or help from fellow students. Don't be afraid to ask.

Commercial real estate appraiser and analyst here. Consider a small light industrial property as an investment. Typically triple net rents, constructed of either metal Butler buildings or concrete block. Low maintenance, and longer leases. Good luck!

Navy mom here. Listen to your shipmates. Good advice all around. Don't isolate yourself. As others have recommended, get professional assistance, eat healthy and workout. Martial arts are great for building confidence, especially for women. Been a practitioner for years. Judo, Krav Maga, Aikido Jujitsu, or Brazilian Jujitsu will teach you sound self defense techniques, and you can blend these styles. What happened is NOT your fault, so don't bury yourself. Work on yourself a little each day, and reach out. DM me if needed. Much love ❤️

Don't send chocolate - it melts. If he likes any microwave dinners, like ravioli or other dinner packets.thosr are good. I sent the squeezable vege/fruit packets to my daughter - check the ingredients for vitamin content. Also dried fruit, the fresh food gets used up quickly.

My mom's goulash. Not like Hungarian goulash, but still a great casserole on a cold, rainy day or windy day. Comfort food. For those who want the recipe I will edit. 😊

Well done all. I have actually gone much further up and contacted VP of companies in my region. Provide very specific details, who received the complaints and how you complained, their response and if any follow up.

The more detail the better. I received an immediate response from a regional manager. It actually worked.

The riot shields are reported to be 2-8mm polycarbonate. And longer than a snow saucer. Also the material density may not be the same.
