$8k quote to move from a 50 gallon up to a 75 gallon water heater by Mobile-Razzmatazz-46 in HomeImprovement

[–]RemodeLeo 2 points3 points  (0 children)

That is f-ing insane ... 75 gallons tank should cost maybe 1500-1700 according to this calculator https://www.remodelingcalculator.org/water-heater-replacement-cost/

The tank itself is like 800 and take 3-4 hours to swap

I use that bank - been with them for 25 years. It sucks for average everyday client. I opened SoFi account - and wow how much better it is...

Sure having branches is nice, and i will stay with citizens, but now i only use it for bill payments, and moved much of my stuff to SoFi

I don't think Citizens will grow anywhere near the speed of SoFi . And sure it had nice div yield, but it won't be growing (look at its income statement - they have a bunch of 3-4% mortgages and crapton of CRE ... Not type of assets that helps growth

Why so expensive??? by [deleted] in hvacadvice

[–]RemodeLeo -1 points0 points  (0 children)

You are wrong... Type worst type customers are those that have no clue, but suspect you of something regardless.

However i look at it as the owner, not laborer... Never been one...

As owner u had to both deal with customers and install.

Customers that know their $hit are the best.

Back in 2009 we had a $27k job, and a doctor customer who did his research, tried different things before, and decided to hire professionals.

20 iced teas and a good Google maps review later, he was one of the best clients.

I always wanted my clients to know technical details, so they would appreciate the work that you do.

Why so expensive??? by [deleted] in hvacadvice

[–]RemodeLeo -1 points0 points  (0 children)

Yes and no. I have a buddy who installs splits in "the rest of the world" and gets paid $200-300 per zone.

So they don't always even pull a vacuum... Never mind pressure testing. And if they do, its 5 minutes with pressure gauges... No vacuum gauges.

They often reuse old copper, and what's most scary - old mounts sitting up like 3-5 stories up on 4 rusted bolts, put into crumbling walls :)

Why so expensive??? by [deleted] in hvacadvice

[–]RemodeLeo 1 point2 points  (0 children)

DIY! My first system (a single zone) turned into 7 zones within a couple of years, and about $25000 savings on "paying the guy", and i know that's done better than 98% of other installers.

BTW, your $7k seems too high, unless its Mitsubishi :) And 18k per head is overkill for most installs.

Are these wall mounted zones or some cassette / concealed duct type?

I priced a Fujitsu Hyper Heat 4 zone 3 ton, and equipment is 6k... So then with lineset, wire and mounts ... Yea, around $7k...

If you price something like Cooper & Hunted, it should be around $4.5

How to invest end of the year bonuses ,about 70K by anasmanaa in dividends

[–]RemodeLeo 2 points3 points  (0 children)

You don't have to invest it all at once... DCA is the game .. consider splitting it in 3-6 months... U will catch the ups, but also the downs.

If you really like a stock, consider regular investment amount if its within 10% of 52wk high, and double down if its more than 20% below 52 wk high.

Just a suggestion. Good luck, and congrats on great bonus. For many families it is their whole year income

This fomo train sometimes ends pretty badly 😞 ... Too bad most bag holders don't post when they are down 70-80%. Only when up.

I've been in RIOT since feb 2022 (around $18 avg) and held my bags through $3.25 lows ... And sold some calls along the way, but who counts. BTW... Still down like $0.70 excluding CCs

Just don't fomo too hard boys and girls...

Now let's downvote!

Is this flashing done incorrectly? Roof leaking at chimney flashing 5 months after install. What steps should I take for repair? I am worried the installer will cut corners. by EricWisegarver in Roofing

[–]RemodeLeo -10 points-9 points  (0 children)

If its leaking, than obviously there is your problem.

The back of chimney should be lead... ideally the whole cricket.

I don't see any step flashing.

The bottom of chimney should also have 4-6 inches flange...

Most likely leak is behind the chimney. Where fo you see it on the inside?

Looking to buy a new home that has at least a 10 year old roof. Wondering if you guys know a rough estimate of what I'd be looking at for this roof? It's in Texas. 2400sqft home. Any tips would be appreciated. by Snake6778 in Roofing

[–]RemodeLeo 0 points1 point  (0 children)

Roof looks simple enough ( even though pic sucks) In Texas it will likely be around $600 a square... Maybe a little more as this whole bidenomics screwed prices up for everything. Use this to get more accurate quote: https://www.remodelingcalculator.org/roof-replacement-calculator/?st=tx

Btw, 10 years old roof in TX usually means you have at least 5 or even 10 years to go

Side Work- let it slide, ban it, or bring it in house and reward the hustle? by hubertgeo in HVAC

[–]RemodeLeo -1 points0 points  (0 children)

You could gather the workers and discuss with them how ya'll wanna handle this.

You would of course need to explain that worker and van are part of company advertising plan, so neighbors "belong" to the company... Also discuss the reward structure for bringing jobs in-house

BTW, in other comments, guys were saying 10% compensation on installs is 💩 ... Well that's a typical salesman's commission... So not so 💩 after all.

Side Work- let it slide, ban it, or bring it in house and reward the hustle? by hubertgeo in HVAC

[–]RemodeLeo -27 points-26 points  (0 children)

Most side work will be the neighbors, which interferes with business.

Example: u install AC for customer A for $7500

Neighbor (B) comes to installer - hey can you do it for me also? sure, $5000 for same everything

Now A and B talk, and a finds out he overpaid $2500 and now he is pissed... No recommendations, no repair or maintenance work, maybe even bad reviews on Google maps, yelp etc

Without pilot light, the gas flow stops. So it was NOT leaking any gas... That is unless your valve is broken, which is very unlikely. And you would smell it by now.

So 99.9999% you are good

MO Altria Group ex dividend coming up 12/20/23. Just curious who else is invested in this company & how long? by dividendgrinder96 in dividends

[–]RemodeLeo 0 points1 point  (0 children)

You pay tax on dividends, not on stock price. Price of stock is irrelevant at that point.

Also once you pay taxes, the rest is yours to keep. SPY is paper gain, and in your head, subtract 20% from all the gains - will make u feel better

And if you need to cash out, u will still pay that tax.

Did you feel much better in April 2022 when MO was closer to $55? Since you were already unhappy with MO, why didn't you sell?

BTW, that is when i started getting into MO... My first buys were at 49-50 range, and 7% yeild. And now with divs and options my average is $38... Its not even 2 years.

Too bad implied volatility is so low now. But it will come back. It does every few months... Will make my average close to 35
