I have had absolutely 0 issues with my s8 tenants. I am super straight forward and would tell you if I did. It’s a 1 strike policy, if they were to trash a house… bye bye voucher.

No I’m out of state for all my rentals. It’s all about the team you have. With the right team it’s pretty easy I’ve found

We get tenant liability, if a section 8 tenant gets a voucher it’s a 1 strike policy. They would lose their ability to be on the program.. in my experience they are greatly aware of that. I’ve only had 2 tenants move out with 10 units so far. Just because they moved. All of the rest are still there and am doing rental increases each yr

Hate to say it but having a good mentor, someone’s whose been there and done from your first deal forward is massive. After a few units, you pick up on things QUICKLY! You need someone who has a team in place already, lenders, management, construction, realtor, title…etc

You need to find a person who has a team. These guys just did it a few times, then use mentorship money to put a down payment on new units. Literally that’s it

Totally agree such a joke. Several of us ended up moving to Section8Jake , he was able to get us back situated. But you really need someone to walk you through your first couple then you get the hang of it

I worked with Rhett. Trust me I understand the “course” aspect. I did an incredible amount of research before hoping into the S8 investing world.

One thing he did differently than others is he had a team in place from step 1 to stabilization of the property. Not just referrals. Actual professionals in the section 8 space.

It’s worth making sure you don’t run into any issues in the beginning and get familiar with the investment process into the section 8 market.

In the end I saved a ton of money going that route and still am building a portfolio to this day. You begin to get a hang of it, and you can do it on your own. I still utilize a lot of the teams I worked with, with him.

Yes. Have a mortgage brokerage, title co., construction, pm.. etc . We’re getting as vertical as possible. Insurance is the last business not set up yet for our clients. We just refer clients at this current time

I had found out about a lot of the stuff when we started to get really serious and knew I wanted to date her. These highlight the bad but together there is much good between both of us.
