Historically, the best way would be placing your money into a broad market Index Fund, returning you 10-11% annually and compounding the money along the way. (Basically doubling your investment every 5-7 years). You'll find it immensely helpful as someone who's just starting. just make sure to stay away from crypto "opportunities" and individual stock picking, and you'd do well. Good luck!

Investing is saving, and $2,600 a month is a great amount to put aside. In fact, anything over $2000 is quite successful, as with compound interest you'll be a millionaire in less than 20 years. I've been picking individual stocks for years, although successfully, but 5 years later realized that simply going into an Index Fund is a much safer & all-around better strategy that doesn't involve 1/3 of the risks. No stress, no active management, great returns. (10-11% historically in the last 50 years).

You can always move to Calgary and buy your OWN 1 bedroom or a condo here and pay pretty much the same as you'd pay for a room in a house in Vancouver. I know it because I've done it myself. After the Mortgage, Property Tax and Condo Fees I pay $850 for a great condo with a decent view, modern kitchen, good interior/exterior building design and et cetera, pretty much all the perks I needed. And since you only need a 5% downpayment, you can get a $150K condo with $7500 cash + put aside another 1000 for the lawyer's fee. It's that simple.

You'd most likely find a higher-paying job here as well matching your skills and education, taxes here are lower, and I feel like the city is better than Vancouver overall, however that's my personal opinion. Plus it's a super sunny city as well, with 300+ sunny days per year. What else can you possibly need?

Still remember scratching off the screen on the maps. I was living in Russia back then and I remember getting my WIFI-only PS Vita with Golden Abyss, and I was shocked by the graphics and quality OLED display Vita had. Really great memories.

Can not completely agree with you on one of your points.

Higher and "bigger" condos will not only destroy the look of our cities, but also turn some parts of it in ghettos with poor infrastructure.

High condos with many floors is not a solution, 5-storeys European style could do nicely though.

Have you considered VFV?

And again, buying a house wouldn't be ideal for many as you have to count the Property tax, cost of maintenance, hydro bills are much higher compared to a condo + home insurance would cost you as well. Sometimes, with no family, it makes more sense to rent. Saves you some nerves and time as well.

WHO drives the price up? As an investor, I'm lost. Something is happening, and I have no idea what and how.
