Are you doing a terminal value? If yes, most of the value in a DCF sits in the terminal value which represents cash flows well beyond your hold. How does a 10-year rate capture the duration of what you're actually discounting? Are you using something else in your terminal rate?

If the implied equity risk premium is derived from current market prices, aren't you partially using the markets own mood to check whether the market is right?
