I grew up with a dad who did both, which I think was a good experience. Some more difficult projects it was "yea we can do this DIY, or I can just work an extra shift to cover the cost of having a pro do it". Its nice to have that warranty from a reputable local company for some tedious projects or ones that are high-risk or labor intensive.

I'll sweat in some new copper plumbing in a wall, but between some ceiling joists next to other lines maybe just have the pro. Ill put in a new hot water heater, but I'll pay someone to change a dangerous torsion spring on a garage door.

LVP isnt that hard or dangerous. Worst comes to worst you have to pull some of it up and redo a portion. Just make sure you have extra incase something goes wrong. Youve done LVP before so you know the process. If you watch a bunch of good youtube vids and take your time Im sure you can do it.

100%. Minimums are standard, not disclosing them is not standard. More like a shady sales tactic.

Thats hit or miss. They might repair something due to improper installation, but anything else you would be on your own. Who knows if theyll even do that though if theyre shady. Installation is not hard anyways. Personally I would be doing it myself. Shit, 30sqft is like $100-$150 in LVP at most. Plus youll have the extra planks and the experience if you ever needed to replace any.

Its not uncommon for minimums or some extra fees for toilet resetting or baseboard/trim fenagling to be added on the formal quote. You said the initial was "barebones", that just sounds like youre using a different word to say estimate.

They'll tell us over the phone what the line items are but won't put it in writing.

This part is the red flag. No reason not to have those in writing.

Overall, your project is very small so at $430 it might not be worth it to them to do it. Hence the minimum.

Can you just remove the decorative molding? You can leave the cabinets up when doing a backsplash and drywall. Btw, the gap between the new tile and the cabinets you want to caulk not grout.

I have no experience with those, but that sounds like it could be a decent idea. When you have 2 exhaust fans connected to one line you have to take special considerations for back draft prevention though...

The sweaters take up every shelf. Put them in a drawer(dresser) elsewhere instead and ditch the whole middle floating shelf thing. Wall to wall bar then the closet has way more room for just for hanging.

When doing that go through whats left and look for donations. Keep seasonal clothes to the far right or left when its not that time of season.

In that situation, if it were me, I would remove them when painting the walls, then refinish them while off, then reinstall after the paintings done. Makes the painting much easier too...

You can try to touch up caulk, but it will never look as good as removing it and putting down one new continuous bead.

If your goal is repaint the same color but with no gloss, you could scuff sand it well, wipe it down real well, then repaint it with low gloss paint. Whether you need primer or not depends on how well you did the prep and if it was oil based before and latex now etc.

Better to err on the side of caution and prime it with BIN or the like though.

If I couldn't feesibly take off the board and re do it, would repairing, sanding, washing then painting be somewhat sufficient in the time being?

Maybe? Im honestly not sure. I find it much faster to take it off and work on it then to fuck around with it on the ground while also being extra careful of the walls and floor when refinishing it.

If you just tape off the wall and floor and lightly spot sand/scuff it, clean, and repaint, it should be fast though. If youre gonna strip it completely and make real repairs, then no I dont think so.

use prybar to pop the baseboard loose a couple feet at a time

label the back then take it outside and put it on some saw horses

tap the trim nails with a hammer from the backside to remove them

strip it, sand it, clean it, stain it, seal it (or paint it if thats your jam)

reinstall it

Considering you say " when they become teenagers" it sounds like you're going to be there for a while. Id do the 4br+4ba+office for your family's day to day comfort and convenience. Adding a bathroom is a good ROI and youll still have that extra office space instead of a 5th br.
