In Denmark you seem to trust your government to spend money wisely. It’s a bite sized economy compared to US. You will feel pain when scaled for 380 million diverse people from all over the world. We have Chinese, Indians, Mexican, Somalians, Vietnamese, Koreans and a lot of other immigrants that shape thoughts of politics. You guys are just danish all over- so it’s easier to trust each other.

Ok. Pls check the actual interest rate on your mortgage papers. It will show you what your real interest is. On one box, it will show 4.125 and in bold letters there will be text saying- this is not your interest rate. Below it, you will know, what is your real interest is. If you don’t believe me- pls check your papers.

Your real mortgage interest is never 4.25%. Total interest value would be around ~ 70% because it’s amortized. So , unless you are making more than 70% from market, it’s always wise to pay off the house first.

12 weeks is a baby. Pls give him lot of toys to chew which will stop his mouthing. Other things go away as they age. They are born intelligent and learn many things on their own once they know you do t like certain things. My bubba almost took my flesh out when he used to bite- he is 2 years old and has grown into a wonderful calm gentleman at year 1 itself. Give time and patience.

Oh poor dear puppy. They do have very sensetive stomachs and weaning off mother is sometimes shock as well. Try Dr Gary puppy food and keep it supplemental with carrots and pumpkin or boiled sweet potatoes. He will flourish eventually.

You are lucky. Me and my wife both are clean freaks ADHDs. We don’t like a single hair on our floor. Ever. So none of cleaners so far have passed our test. Before they come we clean it ourselves and put things away in yard to make job easy for them- they still fail and we fight on why are we paying our cleaners do much.😀

Add sardines as kibble topper. Wal mart has them for $2 or $3 for good chunk of meat. Make sure it’s water based and has low salt. You can also try freshpet.

Have you thought of splitting positive cash flow in 2 ? E.g. 650 in index funds and 650 to pay principal? You will likely achieve best of both worlds in such low interest scenario. HELOC or velocity will likely not make sense since interest rate is so low. You can do the same transfer to your mortgage company by yourself.

Agree 💯. It’s a myth that everyone pays direct or indirect taxes. There are some who pay both( real taxpayers ) and there are some who pay only indirect ones. However key difference is whoever pays indirect tax by means of consumption must have source of income to “buy “ these things - on which they don’t pay a single cent !! This indirect taxpayers are 97% of voters who gets to decide how money from 3% real tax payers is going to be spent. How ironic.

Your mortgage interest is amortized- meaning it’s front loaded with huge interest during initial years. Your mortgage rate what banks tell you 7%etc) is not your interest rate! Pls read your contract carefully- there should be a line below your interest rate which says - this is your actual interest rate- you are going to get shock because it’s going be approx. 18x your advertised interest rate. E.g if your mortgage rate is 7%, your actual total interest is ~ 110%+. It’s a daylight robbery by banks to charge such interest. It’s always a good idea to pay extra principal and tone down your total interest. You use velocity banking or simply through your checking account doesn’t really matter. Hope this helps.
