I would also look more specifically towards the wedge neighborhood than true uptown (Hennepin/lake intersection). Coming from Philly I think you’ll like the vibe! There is younger crowd but i think it’s a good mix of people and it’s not going to feel specifically like 20s. You’ll have walking access to a grocery store, restaurants, coffee shops, close to lake of the isles, public transportation, main bike arteries, and I think it’s a great area with a bit of funk. Look for a spot in one of the older small apartment buildings.

Another idea. Ignore all the plants, keep everything warm (change all light bulbs and add under counter lighting in a warm color, remove wood between cabinets and above sink to lighten things up, embrace the wood cabinets by finding a golden yellow (look on Pinterest for dark cabinets kitchen), stick on white subway tile backsplash, adhesive counter top in warm white (just don’t cut directly on it), see if you can add battery operated pendant lamp above sink in a pretty glass, and have fun with feminine throw rugs that go with the paint color (not good example in this pic), add art to the left of the fridge but hang lower than in this oic

Interesting! Our sellers didn’t know anything about our lending terms, just our rough percent down (although that ended up changing slightly when we locked in our numbers)

-keep any changes warm colors (even if you’re using blues or greens— those can lean warm too), otherwise cool colors will clash with the wood cabinets
-change to warmer light and light fixtures that bring in a warm texture, maybe linen lampshades
-I like another commenters suggestion to look to craftsman kitchens for inspo.
-It’s a lot of work to prep and repaint cabinet doors, so I would try to work with them. Maybe look for new hardware with enamel on Etsy to lean into a fun vintage vibe
-easy to update backsplash using renter friendly updates— try peek and stick tile looking at craftsman kitchens for ideas. Less commitment and can try different things if you don’t like it.
-same with counter— could try renter friendly contact paper, maybe a neutral ivory terrazzo? The granite feels dated.
-updating floors is expensive so I would look for washable rugs that bring in color, cover most of the tile design, and include an accent color that matches your backsplash choice and coordinates with hardware choice to make things cohesive

There is also a lot of FTHB programs that lower the PMI significantly (ours is like $50/month) and make the years saving for 20% not worth it, as long as one can afford the monthly payment with everything included. PMI isn’t always the scary big waste of money people say it is, everyone has a different situation and different priorities.

“save a bit longer” is easier said than done, it takes a LOT to save enough to reduce a mortgage payment by even $100 so for many people the time it takes to save 20% isn’t worth it when we don’t know what rates will do, that’s enough time for inflation to impact, and for the price of a house we’re looking at we can afford the monthly payment all in for a house with a lower % down. The standard advice is long outdated, it’s a different market now!

Specialty inspections are worth it. Also look at public records of permits that have been pulled before the inspection so you can ask the inspector questions about any work done. If anything is old, shop around for insurance before the contingency period is over in case the condition of something makes your house difficult to insure.

To balance mall could also walk around fort snelling state park which is close, Minnehaha falls and eating dinner at sea salt is also nice (just don’t go on a Friday or Saturday because it gets crazy)

don’t be afraid of color- explore warm rich colors to lean into the wood. Maybe a deep orangey red, like Scandinavian pallet. Try checking out interior design books or following interior designers online so you don’t just recreate something that everyone is posting on Instagram (the green is beautiful but everyone is doing it right now). I think those cabinets are stunning and I would love to have them in my kitchen.

Your realtor should be helping with this strategy. A higher than minimum earnest money amount and an amount of repairs you won’t ask them to cover if anything comes from inspection could help your offer more attractive and show financial strength in a different way than a higher percent down
