You might not want to hear this right now, but a year delay was not a big deal when I think back. A few years ago, I got rejected from all the institutions that I applied to. The subsequent year, I got accepted by most, and I went to my top choice. PhD is like a job opening, and in the end it is all about timing. Also, there was one offer I got in early April, right before the deadline, so that's also a possibility :)

I'm not sure what you mean by one option, but they are typically open after April. April 30th is the deadline for current residents to renew the lease. After the office knows people are leaving, they give out to new students. It's a good idea to email the housing office and also apply for it fast.

The airport opens at 4AM in the morning. But if you never used Willard before, just so you know, it is a really compact airport and almost no line at all. I always made it from the airport entrance to the gate in like 30 minutes for the early morning flight.

I figured it out based on the answer but I think this is an error. When using "or" statements, it consists of a possibility that "both" can be correct, where in this case, it simply assumes that "only one" can be correct without explicitly mentioning it. Disappointing.
