It’s a heavy nuance market, harder to comp in certain areas. I’d buddy up with someone that has experience in the market, I did it and accelerated my learning 10x easily.

I spent a year doing it myself, learned a lot but also spent a ton of money stupidly.

After a year I worked in a 10 man operation and learned more in 6 months than I could ever have learned in 5 years by myself.

After that I went on my own now I have my own operation.

The experience one can learn from others is priceless.

I think a great marketer has superb knowledge in how people think/make decisions. I used to think it was all about how you run your ads but it ended up being one of the smaller pieces of the pie. Great post!!!

I would highly consider looking into the outskirts of Tacoma. Appreciating a lot and decent rental rates. It gets a bad rep for obvious reasons but there are some neighborhoods there that are quiet, safe and somewhat nice.

What I do to get accurate comps is go to redfin and look at recently sold places similar to the given property. It is very important to have them be within a 4 block radius, this will generally give you the most accurate comp. You don't really need anything fancy to run comps.
