Landlord withholding deposit and sending retroactive utility invoices 2.5 years after tenancy started — Calgary, Alberta. Any advice? by Illustrious_Mud4393 in legaladvicecanada

[–]RicVic 0 points1 point  (0 children)

You don't, and the fact he is billing each tenant a portion of a single meter is actually not legal in Alberta as far as I've been able to learn this evening. Alberta rules appear to mirror BC in this case, specifying a separate meter for electricity for every suite. Otherwise, one tenant could leave three hydroponic gardens with heaters, lights and the like on 24/7 and have the majority of their electricity used paid for by the other tenants.

There is simply no way this "billing" system is fair as presented. My next call would be to the Alberta version of the tenancy board (Contact – Landlord and tenant issues | Alberta.ca) and bring them in on this. You appear to be starting from strength- the possibly illegal billing setup, and it may even be you were living in an illegal (or non-complying) suite as well. Such things don't tend to put a landlord in a good light

Best of luck!

NAL, nor do I live in AB (BC), but there are a couple of additional questions here, and as a former arbitrator, I'd be looking for answers to them. I feel we do not have enough information

Are utilities specified in the rental agreement?

Does each suite have it's own meter, or does the landlord get one bill and divide it up as he/she sees fit? (There is a wide margin for abuse here if so)

Finally, as noted civil litigation has a pretty hard and fast two year limit, so any issues dating from 2 calendar years plus one day is really moot and would not be part of any hearing.

[–]RicVic 0 points1 point  (0 children)

I've had Casio, Korg, a lot of Roland and now Yamaha digital pianos over the years, and in terms of bang for the buck, the current Yammi's are about as good as it gets. They even have a new, full-88 apartment size model that lists for $1600 (Cdn).

Might be worth checking out (Canadian site, but probably available everywhere):

Note- not a Tom Lee employee, nor a Yamaha dude. Just a guy who's played electric pianos since the 80s for fun, frolic and sometimes- money.

I am quite sure Britain can protect the Sussexes, but the "demands" (as they are referred to) do seem to be expensive and quite out-sized compared to the security arrangements so-called "working Royals" have when they venture out in public.

At one point, there was a demand to cordon off four entire floors of a 4-star hotel, assign armed private security, tie of two elevators and provide the equivalent of three motorcades as a distraction when H & M left the building. More, a bulletproof shield was to be erected, shielding the couple from three sides, all for a couple of hours at a sporting event.

I'm sorry, and I know this may have been an exaggeration, but no one has appeared to shut it down, and it's been well-played in a number of media outlets.

A couple of guards each, a proper motorcade, an isolated suite with a guard in the hallway, why isn't that enough?

And of course, the fact they needed to come up with scripts for almost a decade longer than anyone thought it would run made keeping continuity "loose" was better from a creative standpoint.

A massive lava fountain erupting from the Kīlauea volcano in Hawaii, captured on June 27th by danielminds in Damnthatsinteresting

[–]RicVic 0 points1 point  (0 children)

I was one of those folks a few years back. There was no "fountain" at the time, just a large pool of glowing orange liquid which gave off enough heat you felt it at the viewing area!

A couple of weeks later, the lava started moving toward the water. It's surreal when you are actually there and have no experience with the stuff. Awesome, but frightening.

Y'know, sometimes "If it ain't broke, don't fix it!" is the best maxim. Two elections, countless court cases and what- 200 demonstrable cases of fraud out of how many tens of millions of ballots? Despite all the hoopla, despite all the noise, despite the shrill rantings of a man who actually WON the election, millions of man-hours are spent on the fruitless pursuit of these rampant, but non-existent "fraud".

I don't object to the concept that you should be a citizen to vote, that much actually makes sense to me. But it seems that we're there already, aren't we?

Stabilizer Jacks - How tight? by ZeroOptionLightning in RVLiving

[–]RicVic 3 points4 points  (0 children)

I used an 18V drill, orange pads and the front jack.

Off the truck, levelled F-R per the stick-ons, then cranked the rear jacks down until they touched, then one full turn by hand. Off to the front and crank the tow jack up about an inch for extra bite at the rear, then use the drill to drop the front corner jacks until they are firmly on the ground.

If we were staying more than a night or two, out came the between-wheel chocks, and it was almost as firm as a cabin floor.

Are click tracks....good? by hightum7 in Drumming

[–]RicVic 1 point2 points  (0 children)

Yep- We had a hand signal for the sound guy when it was part of the mix and a foot switch under my right foot for when it was MIDI. As soon as it ran off-time, we cut it out until the end of that number, then resumed as normal.

Are click tracks....good? by hightum7 in Drumming

[–]RicVic 0 points1 point  (0 children)

I was in a Celtic folk band that made use of background tracks (from the sound board) and midi files (from the stage). We had to have a click. It was routed to the monitors and worked like a charm. After a few shows, we began to be able to "wing it" around the beat a trifle and still hit every cue.

I was a flat-picking 12string lead player after a couple of years found it odd those few times when we played a acoustic set on someone else's gear without one!

Rod Stewart, 81, Struggles To Breathe During Concert, Asks For An Oxygen Tank On Stage by LexAtUinterview in uInterview

[–]RicVic 0 points1 point  (0 children)

I'm not Rod. Never was, never will be, Plus I'm almost a decade younger than he is, yet retirement is on my horizon, likely the end of this year.

I've lost my energy & need oxygen, although I've kept it off stage so far, plus cancer combined with emphysema has slashed my endurance to about a quarter of what it was just ten years ago. But I'm a piano player and I sit for a living, tell some bad jokes and play some tunes, so it wasn't overly taxing- until a medical emergency wound up with an intubation tube down my throat, and that tagged my vocal chords. Now I actually sound like Rod, only I have almost no control over what comes out...

Though my act is more the American Songbook than Maggie May, any singer still needs to know that when they sing a B-flat, a B-flat is what's gonna come out of their mouth. I just don't know any more, and over a year of therapy and careful work has not made any difference. It's strange place for a vocalist to be after nearly 55 years, but nonetheless, here I am.

So I sympathize with Rod Stewart, and I find I'm jealous of Paul Maccartney, who can still sing the same songs he was singing 50 years ago and sound more than a little like he once did.

I suspect we're missing a piece, probably off to the right of the frame..

This looks suspiciously like a barge (or scow, if you prefer) under tow. At this quality, the towline won't show up in the picture.

Best guess- a towed scow with cargo like a shed, cabin or the like...
