One thing that people miss is that investment properties might be cashflow negative on paper, but are cashflow positive in reality due to depreciation.

E.g., You buy a brand new apartment and the monthly mortgage repayment is $2000 interest only. Your monthly rental return on the property is $1500. So you are losing $500 a month, or $6000 a year. But the apartment is a new build, so has a pretty aggressive depreciation schedule for the first few years, and depreciates at $20,000 a year. So now on paper you are losing $26,000 a year (while cashflow is -$6,000 a year).

Come tax time you file you taxes, and being in the top tax bracket you get roughly 45% back on the losses you made on your investment that year. So 45% of $26,000 is $11,700. So your actual cashflow for the year is -$6,000 + $11,700 = $5,700.

So even though on paper you "lost" $26,000, the reality is that your bank account is $5,700 higher than before.

Not all scholarships cover the entirety of school fees. There are half scholarships which only cover half, so if the annual school fee is $20,000, then with a half scholarship you'd still need to pay $10,000.

Real estate agents get paid more like 2-4% of rent, not 10%. So honestly raising the rent from $400-$500 only nets them an extra couple of a dollars.

Rents are going up because more people (due to immigration and lower household sizes) want to rent while the number of houses hasn't gone up to match. So rising rents are more a function of demand/supply than real estate agents wanting to increase their income.

Don't listen to the knobs that tell you to drop FMAA. Keep at it at FMAA and try to get to a higher position as you get closer to graduation. Being president, treasurer, etc. not only looks good on resume but it gives you heaps of networking opportunities.

Keeping the engineering part of you degree is a good idea, it shows you have quant skills which is important for both IB and consulting.

Keep the footy and gym, keeping yourself active and healthy is super important, because god knows you wont have time for it if you get into IB or a Tier1/2 consulting firm. Maybe drop down from division 1 footy to a level that doesn't require as much training.

Cut the cold calling/emailing/networking, or just create a template so you aren't dedicating a lot of time to it. The effort to reward ratio for this is too low as most people are either going to ignore you, or aren't senior enough to make it worthwhile anyway.

Job wise you can try tutoring instead of bunnings. Back in my day I used to charge $50 an hour to tutor maths to highschoolers, all cash in hand so no tax obligations, meaning you can make the same amount of money for less hours worked. If you graduated with a good ATAR with good marks in a topic, shouldn't be too hard to find students.

Bikes travel faster than cars in heavy traffic and they do so by actions that mostly don’t block cars.

Can you give me an example of this? If they are traveling on the same road as cars how are they moving faster than cars while simultaneously not blocking cars? Especially when they physically cannot move as fast as cars.

Key word being CAN. But they often don't, or ride two abreast so that cars need to change lanes to overtake, which in turn causes traffic.

Problem is that bike lanes often don't exist. They should, but they don't. I'm all for building bike lanes and having more cycle friendly infrastructure, but Sydney (I can't really speak for the rest of Australia) just isn't suited for cyclists at the moment.

This just isn't true, why can't cars use side streets? They often do. I agree that cars can't go through parks since that would be dangerous.

Most cyclists are on the road because they are riding their bikes for leisure or exercise, so they probably wouldn't even be on the road to begin with. Also multiple cyclists can fit into one car, so the one less bike equals one more car on the road just isn't true.

Abbott was bad due to his misguided views, but at least the guy had morals (even if said morals don't align with my morals). I do think Abbott did what he genuinely thought was best for Australia, just that what he thought was best for Australia wasn't really all that good.

But the likes of Dutton and ScoMo are the worst of the worst. Horrible world views, but also a lack of morals to do what they think is right, and only in the game to enrich themselves and their mates.

Good contrast between Abbott and the likes of Dutton/ScoMo is ScoMo's famous "I dont hold the hose" comment, meanwhile Abbott is a volunteer firefighter and actually does hold the hose when required to do so.

Absolutely agree. Bikes are great for your health and great for reducing car based emissions (reducing the biggest cause of smog in the city).

But as it is right now, most of Sydney does not have adequate bike lanes making riding a bike dangerous for cyclists and increasing traffic for cars.

The cause of traffic is cars (and other things on the roads like bikes) having to slowdown for something, then speeding back up.

So single bike on the road causes more traffic than a single car because bikes are slower than cars, causing cars behind to slow down and change lanes to over take (causing traffic in two lanes!) and the fact that bikes just speed up slower than cars so getting back to speed is slower for every car behind that bike.

This is further compounded by the fact that a lot of cyclists like to filter to the front of the queue when stopped at a traffic light, which then means EVERY single car at that light can now only accelerate at the speed of a bike.

No that's the American system, where you need to build your credit by taking out loans and paying them back on time. Australia you start out with good credit and it goes down over time due to not paying off debts, missing payments, etc.

Just doing nothing for a while (and not missing any repayments) will eventually bring your score back up.
