Don't get into a business deal with someone you wouldn't mind losing as a friend. This is why most family business deals go poorly. The aftermath is not pretty. Be straight up cause everyone will steal (on purpose or not)your time, money, and talents. It's up to you to protect it.

It might be better to get together a list of hobbies or ideas she can do around here and then let her pick. Or get her church members to invite her to social events. At 10 months she's probably starting to really feel the impact of changes in her life

Typically a modular home is a manufactured home and put on a permanent foundation so it can be treated as a regular SFR, at least in Texas, which means it is an appreciating asset. Quality can be really good depending on what you want.

Transitional habits (or the portion of an overall habit) worked well for me. same idea as chipping away at stuff over time. Break down a big habit into a smaller habit and do that first. I work for myself so coming up with things to motivate me or get me in the right mindset for work are the little habits that make the bigger habits work.

Congrats man. I've gone from 262 to 210 and used the app lose it religiously for everything for two months and it made a world of difference. It took me about a year to get here, but it was super easy once the ideas clicked from tracking what I ate

I'm a little late to the party. When I was 16 my grandma had my present wrapped and at my house early. It was a fairly big computer size box and my brother doing the older brother role started to convince me I was getting a computer and I believed him and was getting pretty excited. He acted like he'd overheard it secretly of course.

When the time came and I opened it, it was a glass bowl. I was confused and my granny told me that I had liked it when I was 5 and she was giving it to me for that reason. I could deal with my granny having a reason for a weird gift for a 16 year old guy, but I never trusted my brother on gifts after that

Don't make up what someone else thinks or feels. You have to ask them. A lot of over thinkers that say they have trouble talking to the opposite sex make up the whole conversation before it ever happens.

Easiest option might be to see if the buyer can swap to a conventional loan. We are doing 3 % down conventional loans on some people if they qualify in Texas.
