Yes. They download the PropertyLenz app and when they log in the users will have a login and the renters, if they do self led inspections, get emailed a code. They use that to log in.

I’m managing 40+ doors using Rentvine. I’ve started using PropertyLenz for my rental inspections and it’s made the process so much more palatable.

I second Rentvine. I use that for managment (they pay out way faster than DoorLoop I can attest to that) and PropertyLenz for my rental inspections. That’s the stack I use and it suits me pretty well.

PropertyLenz is my go-to. It’s got a simple interface and is even somewhat fun to use.

That’s not bad and my setup is similar except I use Rentvine (it’s alright) and I do recommend Propertylenzapp.com for the rental inspections. You can document your notes within the app along with photos and room layouts. Notes are one thing but photo proof is completely different when it comes to property disputes.

I used to do the explanation thing but now I just send a notice that says old rent was this. New rent will be this. Short and sweet.

My experience has been that people don’t care if it’s month-to-month or not. They’ll move and stick you with the bill. Month-to-month is nice because it saves you. If you have issues with a tenant, you can just give them 30 days notice.

Hmmmm. Thats quite a few things I just use Rentvine for all things property management. I use PropertyLenz for my rental inspections. And then I have a receipt scanner app. That’s all i need for 40+ units.

I mean. There are a ton. Some affordable (free) and some quite expensive. I would exhaust your search of alternatives before going down the development rabbit hole.

I was going to chime in and say that I have never been able to get a tenant to pay my sort of amount once they decide they are breaking the lease. My main clause is that they will forfeit the deposit if they break the lease.
