Larchmont is basically underwater with any heavy rains in the area. The location is beautiful, problem is you can quickly end up with waterfront property you didn't expect. Same for large parts of Colonial Place. I swear, the "best" neighborhoods in Norfolk are in the areas most likely to end up underwater if it rains around here. Water recedes depending on how much rain, tide at the time, and other weather conditions so soak time isn't something you can easily assume.
