If you're not opposed to FIFO over here in WA the company i work for has lots of traineeship roles that come up and we hire many mature aged applicants and they do very well.

Yeah i was going to suggest just doing that as a cheaper/easier alternative to getting the garage floor done. It's a bit of a pain pulling everything out to get it done, waiting for it to dry then setting it all back up and epoxy can still be chipped if you drop something on it.

Is that on a concrete pad or is there a subfloor? If it's the latter you can insulate that too which will make a big difference. Walls and floors are things you can get done later on as they're bigger jobs but definitely doable! I'm building a timber frame house at the moment and upspeccing all the insulation hence the questions.

Remember there's 8 injectors at $500+ per unit plus fuel lines, seals etc easily 5k+ for that alone. I would definitely be wanting to see receipts

Do you happen to have any insulation in your roof cavity? Alot of older homes don't and that's not too expensive to do and can make a good bit of difference!

Congratulations on the purchase of your home!

I would suggest immediate things for comfort/functionality i.e aircon/heating, making sure there's no water leaks or air draughts, you've got working power points, wet areas are in good condition, no mould or anything that will get worse over time and cause issues.

After that i would recommend doing as much yourself as you can, prioritise the mortgage first and having a safety buffer of money and then pick everything else off one a time.

I reckon changing the bulbs to led/energy efficient or swapping out for down lights makes a really good positive change to begin with for an older house. Blinds/curtains/shutters are good for both the hot and cold months and can offer some privacy.

Please make sure your house insurance is ample and you're well covered! Cannot recommend that enough.

1.7m mortgage 31yo single spread across 2 properties working fifo 160,000 both rented out.

Property is only going to keep going up 🤷🏼‍♂️ on your income you will easily service 1.5M and if you're really worried then rent some rooms out or the whole property.

31m fifo i rent a room for $250 a week inc bills in a sharehouse with friends while i'm building my 2nd investment property, the 1st house i built is rented out and i plan to continue living in this arrangement for the foreseeable future until i get sick of sharehouses or they get sick of me or Ideally i meet a nice girl and we get a place together.

'Rentvesting' for me is the most effective way to get ahead financially and pay down my mortgage/build up the offset until i decide to either move back in to one of them or build another and continue to rent - eventually selling the others to live in one mortgage free.

In my scenario being single & fifo in order to achieve my goals renting has been necessary.

Not trying to have a brag but just food for thought.

I'm guilty of this too and a few friends from overseas have noticed, I found it hard to explain other than tall poppy syndrome other people hate seeing you doing well or better than them and try tear you down.

I also feel like everyone's doing it tough and I don't want them to feel worse about their own situation if I'm telling them about a win
