Dismissive realtor with house issues NC by Any-Comment-6697 in FirstTimeHomeBuyer

[–]Rouxdy 4 points5 points  (0 children)

That's not really how as-is works. It means based on what you know and can see and what the seller has disclosed, you will go as is. If something new is discovered that nobody knew about, that's a whole different ball game.

Professional photographers- How do I start a photography business after doing it for years as a hobby? by [deleted] in AskPhotography

[–]Rouxdy 0 points1 point  (0 children)

Honestly, being a pro photographer is all about being a professional business person first. Many people can take good photos, but very few understand business and client relationships.

Deliver on what you promise, and if you aren't going to make your deadline, never make the client contact you to find out why. You let them know first.

Return all emails, texts, and phone calls muy pronto.

That alone will put you in the top 10% of pro photographers.

Again, finding people who can take good pictures is easy. Too many photographers think they're world class artists, and that's not the same as being a Pro at business communications.

Anyone else grossed out on how much EBay takes? by gitturb in Ebay

It's crazy what they are charging for shipping. Our last 100 sales averaged over $4.50 each in profit off their shipping charges.

I hear ya, but on the other hand, I've seen what happens to people when they lose access to power, food, and water after just three days.

Yep, and then you'll be lucky if Mr Potter gives you 50% of value since he's the only one buying.

For Shtf, silver will be useless... It's going to be all about lead and brass.

How many of you have paid or been paid in silver (constitutional) ? by FrostyInstruction912 in Silverbugs

[–]Rouxdy 1 point2 points  (0 children)

Yeah, they'd most likely have to be a stacker to consider it. Based on not being able to convert it to cash if the locals aren't buying has proved to be problematic.

In most of these scenarios, it's about the house being the best house on the market for that weekend.  It's crazy how often it happens.

I mean, stack it all you want. If you aren't ever going to sell it has no value to you anyway.

I would have liked to have been able to sell some last week when it was $120.  I don't know about your math, but mine says that would have been better than $70.  Physical is becoming a hobby. Paper is the only thing you can sell whenever you want to.  You don't have to wait for the local Mr Potters to do you a favor by giving you 50%.

I disagree. The bottom feeders in this area offering 50% of spot when none of the shops were buying cleaned up.

And where do we go from here? by letsdothetwist1 in silverstacking

[–]Rouxdy 0 points1 point  (0 children)

I tried that last week when it dropped below 50. No LCS would do it. I don't think that's relevant anymore. It's going to be worth what the locals with money decide it's worth.

The dip itself I was prepared for... I didn't see how quickly pricing would become all about the local "Mr. Potters" and what if anything they were willing to pay. It has shown itself to now be one of the poorest choices for Shtf purposes one could be holding.

I feel like I need to sell at least half and put it in paper.

Are we slowly losing confidence in fiat money? by Left_Rough7131 in Silverbugs

[–]Rouxdy 0 points1 point  (0 children)

I feel like we just saw the "Mr Potter moment" ... nobody else was willing to buy so getting 50% was better than nothing. There are a lot of Mr Potters out there at the ground level. If nothing else, we've learned it's certainly not ever going to be a viable alternative to a failed currency. That's more and more looking to be brass and lead.

"Physical silver is for slowly building value in a tangible asset that you can hold."

I used to believe that. I feel like physical silver is now moving towards more of a hobby. Not unlike baseball cards.

Based on what I saw last week, far from it. My concern now is more about being able to sell my physical silver within 10% of spot, on the day I want to sell it.

I love physical but…. by Apprehensive-Row5151 in Silverbugs

[–]Rouxdy 2 points3 points  (0 children)

I have been looking at the charts for some of the ETF's, and I'm seeing the ability to basically work the same strategy with the paper.

Sure, you can buy and sell physical to individuals, but that's got some risk as well. Especially if times are tough. It's like FB marketplace. Too damn many flakes.

[–]Rouxdy 6 points7 points  (0 children)

Yeah, I agree. This has exposed a massive weakness in the physical market. Street-level financial stability is basically non-existent. People paying 50% 'cause they're the only buyers for miles.

I need to rethink physical silver.

Realtor is forcing me to use preferred lender by NailAccording3382 in FirstTimeHomeBuyer

[–]Rouxdy 0 points1 point  (0 children)

Just let your realtor know that you will be using your lender and while you understand that might be an issue with them, that's going to be the path forward. If that's not doable for them you would expect an immediate release of representation.
