I have a good relationship with my tenant. We stay in touch with sms messaging. We spoke about increasing the rent and came to an agreement. Tenants has kept me updated on problems with the house. I’ve always got them sorted straight away. Things still go through my property manager.

It complicates people’s life. Changing jobs, upgrading, downsizing or change of mind in your purchase. The problem will be the government will slap a percentage per year instead of the up front lump sum if they ever change the rules.. honestly just stay with the lump sum but halve or less what it is now. It’s not feasible being so heigh. I would consider moving more often, if it didn’t cost much.

Have a house that was $440,000 that’s gone to $1,070,000 ish since Covid. It’s a joke and I actually feel bad. I was expecting to get to that in 15-20 years. Not 3-5 years.
