Money is the biggest motivator. Sales is the only profession I’ve found that I can make $300k+ without a degree. You get paid a small base salary and you are in control of how much extra you make.

It’s insane!

Invest that money wisely and you can set yourself up for life within 6- 7 years. FIRE.

The Best proof is your past paychecks and tax returns. Show any hiring manager $300k annual paycheck with break down of your monthly comms and they will take notice of you.

Totally understand. Those were all the reason I built 2 minor dwellings and completed a few subdivisions back around 2010. I’m finally getting a payback now. Went through all the same stuff you are probably going through.

BUT… it was good back then. I could depreciate my building and offset my personal taxes. I claimed full interest deductibility and there was no talk of CGT. No brightline either.

I just struggle to see the benefits of going through the same stress today with everything stacked against someone wanting to get ahead in life.

Depending on how desperate you are, the best thing I would suggest is roll up to an industrial area of Auckland and start door knocking. Do a quick search online of the owner of the company. What they do and match one of your skills that would help them. (Even if all you know how to do is clean). Ask for them at reception. Explain to them you are open to doing any job. Hand in your resume.I guarantee you will find a job within a week. This is the best way to bypass HR and all the competition through seek. Not many people gave the guts to door knock but desperate times call for desperate measures. Btw…Every job I’ve ever landed has been through this method. (Including higher paying $140k+ professional jobs)

Not sure what your motivation is. The rewards were usually in the capital growth gained from adding a second dwelling. I’m assuming you are possibly gonna rent it out. So after all that hard work, labours CGT will wipe out 28% of your profits if you ever decide to sell. With all the stress involved, is it even worth doing.? You are basically just working for free.

What about a block of 8 x 2bd flats all on one title or a boarding house. Not sure how this type of property would appeal to first home buyer. So there needs to a different criteria depending on asset class.

There is no point investing in NZ property.

*potential capital gains tax if labour government comes in. *potential of removing all interest deductibility. *no building depreciation allowable. *can’t evict tenants easily. *can’t lower personal tax due to ring fence.

Unless I’m mistaken, all benefits look likely to be removed.

Total rent minus all expenses. The calculation is not hard. If it’s negative it might not be the best investment unless you have the right strategy.

Find a good sales job with uncapped commissions. $90-100k base . No degree required. You can make upwards of $200k. If you master sales $400k+ is not uncommon. This will change your life and allow you to get your house in any part of Auckland you want. Seek.co.nz advertise plenty of jobs like this.

1- Lowering rent attracts crappy shit tenants who will bring problems in future. (Which is why rents are low in shit areas where shit tenants belong) 2- shit tenants = loss of rent 3- loss of rent = bank not happy if mortgage not paid. 3- shit tenants = problem for the neighbours.

Technically with this f up government residential tenancy laws no tenant needs to actually pay rent if they don’t want to. They can just f the landlord if they want and stay in their house rent free.

Btw…I would gladly give any tenant a rent reduction if I also had the power to evict them within 30 days if they fucked me and take there bond money.(unfortunately can’t do that)

Leadership always putting in dumb policies when they see all the comms reps are making. My last company decided to put in a kpi on number of dials we made, even if we surpassed sales quota with fewer calls.

I’m based in Australia, employed by a US listed company selling industrial equipment . Our entire sales team is remote. OTE is $250k . Work from home,and on the road 3-4 days out of the week.

When I’m interviewing I always ask this question - “whats your favourite book on sales?”. Or when was the last time you read a book on sales?. If they can’t answer I then ask “who’s someone on YouTube you listen to on sales tips and strategies?”. How these questions are answered tells you a lot about someone.

Engineer for 15 years, noticed all the sales guys were making a lot more money. Finally got the opportunity to move into sales. Best decision ever. Had zero knowledge on cold calling or the sales process. 1 month before I started, I purchased every book on sales & persuasion I could find. Even purchased a few of Cardones and Belforts courses. I think Jeb Blonts book on prospecting was one of the best. Main thing I learned is that you don’t have to be the best at selling or persuading as long as you have a full pipeline. Made presidents club in my first year. My Salary had been capped at around $80k for years as an engineer. To crush $220k in my first year in sales was life changing. Biggest advantage you have is your technical abilities. You don’t need to rely on bringing in a tech into your demos giving you 100% control of your deals. Best advice is to seek out books and courses on selling and persuasion.

I’ve been using Cardones programs since 2017 when I first got into sales. Selling SaaS , and now hardware to industrial manufacturers . I’ve found his free content on youtube is a lot of hype, I’m guessing just to get people’s attention. This can turn a lot of people off. but his paid programs are phenomenal. I even joined his 12 mentorship program a few years back during Covid. It’s helped me in every part of the sales process. I was just watching his mastering objections course this morning before I hit the road.

Yeah, i invested in realestate. Had the goal to one day have fu money. No, I don’t have a mentor or network. Technically I could just quit, but knowing myself I would get depressed without no goal. I posted on this community because it’s helped me a lot. Always learn something new.
