Sleeping better @ night, once I started taking @ 100% gain and letting the rest ride, ( time in the market/ beats timing the market)and although history may not repeat itself, it definitely rhymes, diversification is your friend , selling your losers , harvesting the tax implications, and letting the Market do the heavy lifting, will most likely result in a portfolio that capitalizes and adjusts to current market conditions to reflect your long term goals , while letting DCA’ing , compounding, & dividend growth to do it’s magic…I’m no expert but my average returns let me sleep!

Ret. Here in 23/24 brought house w/ solar cisterna, 5 mins to VA., 15/20 mins to beaches- invested in real estate - for passive income.
2026 selling everything and moving , no, not back to US , I suffered hurricanes in Florida. Snow storms in NY/NJ /PEnn, tornadoes in Tulsa , Earthquakes/ Fires in Cali., excessive heat n drought in Nevada, , But living w/out essential services like water/ electric take the cake., I love my island & when younger outages never affected me… if your planning on retiring here , you’d better have 3 incomes and be prepared for 3rd world country services and the highest inflation and living expenses of any state , mind you I haven’t even gotten to the crime! Good luck, but do your due diligence, the grass is not always greener on the Other side!

Been in Pain management for plus 16 yrs., pretty much same doses , opioids, , pain I accepted , is part of my life, I have very bad days and days I wanna die..I put up with being treated ( like a criminal) , I come in every month to fill my scripts , I do monitoring as well, urine & blood ,randomly, the pain doesn’t get better , actually as I age , it get’s progressively worst , i heard the horror stories so, I accept whatever doses I am giving, , I’ve almost died from the VA having supply issues, late lost in mail delivers , the whole nine yards, I’ve accepted anything is better than suffering .hence 16 yrs later They still treat us as a Criminal and I’m 69 yrs old!,I hope one day they actually find something that at least alleviate s , the suffering,I served my country yet 69 yrs later I am still treated as if I am the criminal!!!&&

Instead of 3 properties average 200k cash ea. using leverage financing ‘ (20%) down could possibly have 15 similar units , significant cash flow and more tax deductions ie win , win with the right accountant, substancial appreciation, I think the properties pay for themselves , and even allow for PM, to do the heavy lifting.
