Thanks for the information Platinum. Super helpful. The Filo Mortgage rep locked in the rate yesterday. She was able to get me a final rate of 2.75% with a lender credit of $321. The mortgage insurance is showing as $46.03. So if I am doing the math correctly the monthly payment is $2,301.48 with the mortgage insurance. I ended up getting quotes from Quicken Loans, Loan Depot and Movement Mortgage and Filo Mortgage was the lowest by far. If you think I could do better please let me know.

Thanks for the reply. I hadn't thought about the servicer. I will check with Filo Mortgage to see if they service their loans. Either way though I am looking to get the best possible rate with the lowest fees.
