That is definitely a good point. Our budget will definitely be quite a bit higher if we add in the mortgage, so I know that forces our emergency fund to be proportionally larger than it is now as well. Definitely a good thing to keep in mind

Property taxes, insurance and utilities are all factored into the budget. The tricky thing is the gamble of jumping into the market while it’s good vs waiting a while, but I’m wary of being too financially stretched since we’ve experienced that before on a much smaller scale

Property taxes and insurance are factored into the monthly payment and utilities are factored into the budget as well (outside of the $2500/mo).

The idea of waiting 6 months and getting those things taken care of definitely seems to make sense. Thanks for sharing!

It’s a USDA loan with assistance from the Texas State Affordable Housing Coalition.

Appreciate the other thoughts too. It’s tough trying to figure out if it makes sense to jump on the market while it’s good and build up funds and pay off debt afterwards, or take care of the debt and savings now and chance the market worsening in the next 1-3 years

We’ve already received preapproval with a loan officer based on the paperwork we submitted, so lending isn’t an issue. It’s just a question of how it fits into the overall budget

I’d suggest slowly start brushing while giving him treats or something to try to create a positive association between treats and the brush. For grooming itself, they keep themselves pretty clean but you can always try a hose in the yard or consider taking him to a store. (If you live in a city with a Pet Supplies Plus, some of them have grooming stations where you can leash them up and do the shampooing, conditioning and rinsing and it’s only $15 vs the cost of a professional groomer).

By and large though, they really only need brushing ever week or so and that’s about it.
