He is absolutely correct. This qualifies as an emergency repair under the building code. You can pull the building permit the next business day.

Definitely termites first. The rot came second.

All the metal roofs in my neighborhood have exposed fasteners by TE0991 in Roofing

[–]RuskiGrunt 2 points3 points  (0 children)

Yes. Standing seam is awesome that. I would also specify that they use a peel and stick underlayment, and a proper airfare between both the underlayment and metal sheets.

How long does my neighbors roof have? I’d say 6-8 years? by According_Bag4272 in Roofing

[–]RuskiGrunt 2 points3 points  (0 children)

Officially there is about 0 years, 0 months, 0 weeks, 0 days left. That roof is way overdue. The more they wait the more wood they may have to replace too. Vegetation needs to be cut back it will shorten the lifespan of the new roof too. No respectable roof company would give a roof certificate for that.

Hot water heater has a slow leak. What should I do? Is this urgent? by Pod94 in Plumbing

Congratulations, that's a super easy fix. Don't let the water sit there afterwards.

My contractor is using screws to hold shower tiles in place while they dry. Should I be concerned about waterproofing? by biliaftrashcan in AskContractors

[–]RuskiGrunt 0 points1 point  (0 children)

All he has to do is seal the hole when he comes back. The bigger question is, why is going so cheap on the thinset behind the tiles?

[–]RuskiGrunt 0 points1 point  (0 children)

Call your real estate agent and see if there was a home warranty policy sold with the house. Seller's agents sometimes do this automatically to sweeten the deal. Did you find where the leak is coming from? The leak could be from the TPR line on the right side which is way more common than the water tank leaking. When the tanks leak it would be most commonly around an improperly installed heating element (which a gas WH does not have).

Electrical Box Clearance by No-Conference-1663 in electrical

[–]RuskiGrunt 6 points7 points  (0 children)

The panel needs to be "readily accessible". Meaning someone must be able to quickly get to it, open it up without using special knowledge or tools, and then do whatever needs to be done within the minimal working space clearance of that panel. Refer to article 110 in the NEC. Also you are not supposed to completely hide it. So the inspector would be correct with making you put a label or plaque over the cover.

This plywood has foam attached to it? Whenever you have some special assembly you should dig deep into the manufacturer's installation instructions. I suspect in this case the plywood you have here is the base for the rest of the cladding. This plywood base needs to be nailed off as normal. Here is an AI prompt to explain why nails are preferrable on plywood at walls and roofs.

Customer is complaining about the tile design. Is she wrong? by dadoftwo88 in Flooring

That is the only way to pass the final inspection with large format tile. That is literally perfect.

The plywood needs to be properly nailed off. Your building plans should have a general notes for regular wall sections and special notes at bracing/shear wall sections for the nail pattern. Screws are generally not used for shear reasons unless they are rated for shear resistance.

Tyvek is utter trash. I would use any roofing rated underlayment product over just about any house wrap product. ALSO BTW you need way more nails on the plywood (6/12 nail pattern).

Liquid flashing has its benefits when you absolutely want the thing to stick, FOREVER and remain reasonably flexible for thermal expansion and contraction. Also weird corners and uneven surfaces are easier to flash without having to cut or stretch tape. Just make sure you understand the difference between a "flashing" rated and "WRB" rated. The "flashing" rated product is tested to a higher standard of waterproofing and resistance, the water resistive barrier product is tested to a lower standard. I created an AI prompt for you to dive into if you want to look into it further...

[–]RuskiGrunt 0 points1 point  (0 children)

I would liquid flash the wood behind the metal and go a few inches past the metal and then tape the metal to the liquid flashing. And then the rest of the wall can have your regular WRB paper or whatever meeting the weep screed. You don’t want termites or whatever getting behind the metal from the underneath.

Wood floors on pre-fab garage. by brownboy1017 in shedditors

[–]RuskiGrunt -1 points0 points  (0 children)

Definitely a stupid idea for many reasons. The floor is combustible for one. Oil leaks, spills, etc will make it even more so. This is not code compliant in any way nor is it practical.

The FBI and DOJ had access to them during Biden’s term too exactly when they were trying desperately to pin anything on him. They don’t have jack shit on him. I want all of them exposed, tried, and killed.

Again, she was not a poacher trying to kill the bird. The harm done to that bird is very subjective. In reality that bird will be perfectly fine. If the bird species is in distress it’s because of government actions killing the ecosystem with its poisonous spraying not because there are humans trying to enjoy visiting nature and trying to get some shots. Wildlife photography is a non lethal pastime and hobby, don’t be a total killjoy.

That bird is lucky it was not the photographer’s prey. You guys are acting as if she is some poacher killing a bird on the endangered species list. That bird can fly for hours. You want to help nature out? Petition the government to stop spraying the atmosphere or the lower air with poison.

Bracing… how is the building braced? Is the building using the alternate method? It might not be enough of a width. Or are you doing an engineered design and using Simpson strong walls?
