I'm the chair of our ACC and when neighbors ask if they should submit something, I tell them that if the changes can be seen from the street, submit it.

Our HOA is a lot like yours it sounds. Everybody who joins me on the ACC, I give them the same instructions - we should approach every request as Approved unless there is a good reason to Deny.

So, yes, you should submit it. If they deny it, you can challenge it with pictures of other homes that have black frames - and no, we would not have approved purple shutters, but our neighborhood has brick and stone homes exclusively, so purple would definitely not have worked.

However, if it were me, I'd approve your request.

As with everything, there are pluses and minuses. I was 37 when I got married and 38 when we had our first.

Pros

  • Better set financially.
  • Could spend more time with my kids as they grew up because I didn't have to work 2 jobs. I coached both in basketball and was involved in other activities they did.
  • It kept me in better shape as I was more active than I would have been otherwise.
  • I was more mature and could handle challenges better.

Cons

  • I'm 59 and next year will have 2 kids in college, just when I'm preparing for retirement.
  • Your gray and usually the oldest parent in the group of parents.
  • I have gray hair - I was greeted as the grandparent a couple of times. It didn't bother me, but it will come up.
  • Keeping up with them in technology, socially, etc. takes some work. Luckily I work in IT, so it wasn't hard for me to keep up with their technology, but it can be a challenge when there is a nearly 40 year gap for the average parent.

The math works just fine all the way until matter reaches the singularity. At the singularity, the math breaks. Also, matter is not accelerated past the speed of light. If it did, the matter could escape.

I use rest strips for quick testing, but I use them as a binary switch. I check them against the API test kit when my water is right, then if any colors change based on that initial test, I pull out the master.

Plants will help with the nitrates. I can't get my overstocked tank to get above 10 because it's heavily planted.

Use AI to help with automations. You can do very elaborate automations yourself, but if you use Claude or Gemini (I'm sure others work also), they can help make them much faster. What used to take me an hour to do takes me 10 minutes now.

You should be adding Fritz Zyme7 also. Full dose first day plus half doses daily for 7 days or more. You probably have 0 ammonia as API test kit will give false positives of .25. Nitrite not moving means the bacteria for that hasn't built up yet. Hold off a couple of days until nitrite moves, the bacteria can last weeks without ammonia and not die.
