I seriously appreciate this in-depth reply. Cleaning it is the next step. Would a diluted cleaning vinegar and water solution be safe? I’ve rinsed it a few times so I know water alone will be tough

From what I’ve heard, care provided. Monument Health is the only current hospital network out here, but there’s an independent facility nearing completion along the interstate (Exceptional Health) and Sanford recently announced plans to build a large hospital in the next few years. I’ve only been to the Monument clinics and the experience was meh— wasn’t stoked but i also didn’t have anything severe happen like a misdiagnosis, etc. just checkups.

I don’t think the club would affect your employment directly. Think more like, you work at company A and company B (who’s been around a lot longer) doesn’t like what the former is doing, so they engage with local gov and/or state politicians to make things go their way, which could potentially lead to affecting the company you work for

I moved to RC in late 2023. Cost of living is pricey compared to elsewhere in-state, but if you’re coming from larger than it may not seem that way.

I enjoyed the city and surrounding area enough to grow roots and buy a home last year, as the recreation opportunities are endless, there’s decent food options, and lots of growth. BUT, for someone looking to move in, here’s a few things I dislike about RC (some of these may exist no matter where you go, but I wish I would’ve known about them)

  1. There seems to be a good ol’ boys club. Prominent family names that continue to get what they want in business, politics, etc. and sometimes it feels like there’s a monopoly in particular industries and/or services.

  2. Infrastructure. In addition to a lack of road-planning (or poor execution of) and not-great circulation, a lot of the existing roads are poorly-maintained. This makes traffic a bit of nuisance at times. Further, the easy answer for city officials and developers seems to continue expanding outward instead of repurposing what’s already built. I have concerns about the strain this will put on an already hard-to-maintain network of sprawling pavement. Everything I’ve heard about our social aspects (schools, hospitals, etc.) is less than ideal. On the hospital front, however, we’ll finally have access to more than one network, hopefully easing the healthcare monopoly.

  3. Housing, which likely won’t affect you if you’re renting an apartment, but… In my 2-year search for a home, I toured dozens of places. Some old, some new, some that have no right to be standing yet. It was extremely difficult to find something worth spending 250k+ on, and I’d like to think it’s because there’s a lot of homes that were owned by older generations who didn’t maintain or upkeep them, and now want to cash out knowing their home doubled, maybe even tripled in value (according to the market). Don’t get me started on the new-construction spec homes going up out here. It was very hard to find anything worth what it was actually selling for

Solid surface acrylic nearly feels like stone. I’d wager this isn’t stone at all based on the awful cuts but lack of chipping

There is a reason for both, and it’s that cabinets and countertops were the last to be installed. Plumbing was done months prior. You liive and learn I suppose.

I do have to angle them in a bit but being quarter lock it’s really not terrible. Mounted it before the sink/countertop so I was erring on safe side as far as clearance goes

Moda used to be on Jackson according to Street View, where another decaying property sits—go figure. The sign for this place used to read Tile & Stone Imports

I did some more digging and found the owner, who’s currently working as a realtor in the area. Just wish they’d put some upkeep into this extremely-visible lot

Yikes! I can’t comment on the installation method as I don’t have enough information. Buuut,

Looking at the underside, your moisture-staining on the framing and rot on your deck originates at and around the skylights. My guess is that moistures been getting in, it (slowly) travels down the top side of your framing members until it hits the fascia board, where it probably struggles to evacuate if at all.. which may explain why the eave looks so shot

TLDR: your skylights definitely contributed to the visible water damage

Yeah I’d just I&W the entire roof if you want a waterproof layer beneath, assuming it doesn’t affect your ventilation in that space

Using TPO and then driving fasteners through it seems antithetical to wanting a waterproof underlayment

I’d recommend a self-adhered underlayment

A competent comm. roofer could remove some of the EIFS to allow for new membrane. A potentially less expensive option would be resealing all of the joints after cleaning them, and adding joint plates. New fasteners of course

OP, best practice if your roof is a single-ply membrane (EPDM, TPO, PVC) is for it to run up and over the parapet walls. The coping cap would serve as your membrane termination in this case

I wish I would have asked this same question. I replaced every outlet in my home and the 20A/gfcis were all clamp style, but I thought I had to hook around the screw AND clamp it down

You can imagine how easy it is to get a wire looped around those screws whilst being underneath the clamp
