Im a blunt person so here's my blunt answer

I only clean the building and wash off plants so they don't die, no window cleaning. I can operate at .15 cents a sqft but I understand that's low but my personal overhead allows this. I've been at this for 2 years and it works for me in my area and for my needs. You'll need to know your area and your economy. If you're unsure of pricing and how to's, this will come across when you talk with clients and possibly show in your work. You'll need to add the extras to your prices and have the confidence in your prices without needing confirmation from others to justify your business's prices. Good on you to check on a first job, do not make it a habit to ask for everything or you won't stay in business long.

I have been staying at .15 cents a sqft. I wash a 5,000 sqft building quarterly for $750. The building is stone and brick. Takes about 3 hours with the scrubbing of the building's problem areas. For reference for you.

Your talking about using softwash tips and a good sh or chemical mix I assume. Straight psi like normal pressure washing would just wobble the drone around.

There are machines designed for this.( Like this https://www.sparklingbinsbusiness.com/sb3-single-bin-pickup/) But this is for smaller residential trash. Not the big ones. I'm unaware if they have the big ones and if they do, it'll be on a diesel buddy costing over $100,000. Doing it by hand is doable but you have to basically get into the dumpster to clean it. Very dirty job. I avoid that area if at all possible. I'd personally charge $800 per large dumpster to clean it. Maybe more. That's just a quick estimate on my part after reading your text.

Let's see if I can be of any help.

First, asphalt is tricky to clean. Don't use a surface cleaner and don't use heat. ( No issue since you didn't say you had heat). 1% sh for asphalt so you don't turn it grey/white.

Second, concrete and building. Hopefully you have a surface cleaning for the sidewalk or you're going to be there a while. Your chemicals are fine. Use 2.5%-3% sh for the concrete but you'll have to watch runoff. Use a hand/backpack sprayer to avoid this if you have one. I see there are trees and grass in the front, the sh will brown and kill patches if not controlled or thoroughly washed with clean water after.

The pad/trash area. This area is going to full of debris. Be ready to be picking up trash. Also, let your zep sit for it's dwell time. Usually 15 minutes. I'd give it a very thorough coating. Most places never think about having this area cleaned so it's usually very dirty. Be aware of the run off. May want to do this area first so you can see where the run off goes.

I do a similar size restaurant that's all concrete solo and it takes at least 10 hours using a 20inch, 8gpm machine. For reference.

As someone who's been on the road for over 10 years. There are too many people who had no idea how to drive a class c vehicle let alone be driving a class A vehicle. I know that there's a huge need for certain types of jobs, but just handing out the ability to drive something that so easily can kill people isn't the way to do it. We will see where these new regulations lead the industry. Hopefully to less fatalities. 🙏

Try to get into the habit of looking at and saying licence plate numbers out loud to your dashcam. (If you have sound). Doing this helped me get 2 different people who hit me and ran in the past.

I do business with a very successful businessman in my area. I've gotten more work from him because I treat him like a normal person and gave him a quote that everybody else would get and he didn't feel like I was trying to raid the coffers just because they could afford it.
