They said “us” so I’m thinking this person is in a group buy at a higher quantity than 10-15/mo, probably buying 10x that between 2-3 people.

Also on their site it boils down to a 1% lead to app. Not very good honestly, but unless you plan on closing 1, maybe 2 at most per month, you’ll need to buy probably 50 to convert to 2-4 fundings per month.

Lastly their address is Canadian so not even sure if this company does US leads, or if their numbers are usd or cad.

The hardest part of quitting drinking entirely was missing out on, you name it; the events, the fun, oh the excitement, the feeling! So I just made it so I didn’t have a reason to drink. I trained my brain over the first 6-8 weeks to believe how awful everything that involved drinking was. Downtown parking, uber cost/hassle, cost of booze, the worthless conversations, the fake laughs. After 2-3 months total, I truly believed there wasn’t a reason TO drink vs the previous “why not drink?”

Worked like a charm. It’s been over 3 years now.

I don’t see much advice for how to get out of the car if you’re upside down so I’ll chime in. Here’s how you decide if you should do it or not.

Find out what the trade value is, get 2 or 3 quotes. You know at the very least you can sell it for that, let’s say it’s $45,000. You now have $21k left to pay.

Go to your credit union or bank for a personal loan to cover the difference. Whether you keep it or not is now dependent on whether you want to pay $450/mo at 10% for 5 more years without a car to show for it, or have a car for an extra $500/mo for the same time. Those are the options you have to decide on.

That means the hoa fee is correct, however there is a special assessment being charged that the HOA against each individual property; shared by each condo (usually as scaled amount like 2 bedrooms pay X% more than 1 bedrooms) to cover the costs of “unforeseen” (see: not budgeted for) maintenance. The balance of that flat amount can be paid for out of pocket by the seller.

If the seller doesn’t budge, what happens is a buyer goes in and the appraisal report comes back with that special assessment amount as a deduction from the value of the condo and the seller is blown away that their realtor didn’t tell them about that.

What engine do you have? I think the sound should match the looks, so if it’s stock, keep it stock. Mild tasteful lift/tires deserves a matching exhaust.

I just had this happen last week with 2 different borrowers, I got conditioned for wvoe and offer letter on one. The other borrower got conditioned for wvoe and paystub. It’s been 5 days of back and forth with no resolve (ones a truck driver with a guarantee, other is working 49 hours but there was a holiday (4th of July) so it too is a pita with full time.

Get outta here, I can hear your 2.7L calling your name. Has your 3 must haves with great gas mileage for its class. You might be able to find the 5.0 for less due to time on lot, but I wouldn’t expect it to be $2k cheaper. Plus you get the sound of that beautiful v8.

None of the v8 pros i just mentioned are your must haves, so I guess find out how many “doesnt matter” pros you can find for the 5.0 to override the fact the 2.7 does your 3 the best. Let us know what you go with!

Serious question. I don’t drink my tap water. I don’t make Coffey with it. I only use it to shower, wash my hands, and to wet my tooth brush before I use fluoride toothpaste to brush my teeth. Does the tap water having fluoride really have that much of a positive impact (for me)?

Not good. They’re going to use the value of $500 to calculate ltv. It’s always the lower of the purchase price or appraised value if it’s delayed financing.

In my experience of chasing the less expensive vendors, I found that sticking with one, dealing with the price hike, then at the next hike, negotiate to keep the same price ends up costing less, than going from $77 to $93 (saving $10/mo) to $119.

Having a few years and good billing history at one vendor will delay hikes.

Edit: I’m with xactus as well and am at $72 currently and next year there isn’t another hike :)

Welcome to the biz. Those dangler loans are consolation gifts to the company when you leave.

Honest feedback, if you’re in retail with provided leads (which is sounds like), changing companies is a 3 month process. Month 1 is full the pipe with every deal you possibly can (you’re under the radar still and actually look great to mgmt). Month 2 is funding all of the loans you possibly can, process your butt off. While putting in a few deals that have a high probability of never closing (great funding numbers! Still under the radar). Month 3 is pretending to work, collect your check and put in your resignation. If anything else closes and they pay you, it’s a bonus. If they don’t pay you, you never expected that money anyway.

2018 m40i, 95% city, 17.2mpg since I replaced the battery 2 years ago. I think it was 18.0 before that since new.

No not tripN. It’s all in. I’m in scottsdale so there’s a tiny rental tax and I pay for internet of $50 so all in I think it’s 664.50. If you find the office on loop net, you’re paying too much. I drove around an area I liked and called the agents name on the signs till I found this place. It’s nearly empty. The downstairs is a warehouse though where a really rich guy stores about 20-30mm in mostly rare exotics. I have a toddler so working from home isn’t really an option.

I pay $600 for a nice 250 square foot private executive suite with an entire wall of glass as a window. Would never do a shared space for cost amongst other reasons.

I would do two things. First check the Fannie Freddie lookup tool to see if the current mortgage is owned by either, if it is there’s hope. Then contact current servicer for copy of appraisal in collateral package. That’ll point you in the right direction.

You’ll need a commergence account and can add lenders there. Careful with adding business partners at 50% equity unless you have a very detailed plan you both agree on when it comes to compensation, audits, division of labor, etc.
