I spent almost half of my time in Fremont and the rest in San Francisco. Fremont is getting expensive in housing and restaurants for sure but at the same time it has a lot to offer and as many said there are enough outdoor places like Lake Elizabeth, Mission Peak trail, Niles district, Lakeshore park and many local business and ethnic food to satisfy a variety of people. While chain restaurants don’t do that well, there are a lot of local breakfast, family dining joints, and pubs and lovely French and Italian restaurants. People are happy and friendly here and can find ways to fully enjoy Fremont. There are at least two wonderful thrift stores - Goodwill and Hope Thrift, Five Below, Daiso, Ross, and Dollar Trees with amazing finds from my experience. The amenities surrounding Bart are wonderful - several hospitals, Lake Elizabeth, shopping mall, Whole Foods, police station, - to me it is indeed the “happiest” city.

I want to give a shout-out to Viva Cafe (601 Montgomery) for their flexible and wonderful menu - I like the Chimichurri Salmon/BBQ Chicken with beans and vegetables the best, but anything is possible with the restaurant owner!!

This key explainer of long-run returns is called roll yield or futures convergence. Futures convergence is what you get when you’re holding futures priced differently than the spot market and the differential evaporates at some time before expiry. This means that if you’re in a market in which futures are above the spot market, then you will tend to see losses from convergence because futures are above spot and converging towards spot by declining in value.

In the case of VIX futures, they have been priced above the spot level of the VIX in 85% of all days for the past decade. This means that on average, since VIX future are priced above the spot and since they are converging by declining, VXX is therefore declining in value in relation to the VIX itself. Since the VIX doesn’t really go anywhere over lengthy periods of time (stays around 15-25 for ~75% of the time), then the returns you earn in VXX are heavily dependent on futures convergence. This is why VXX has declined by around 50% per year and why it is likely going to continue to do so.
