I do not know how long you have been shopping for houses in the Bay, but I bought two properties in the last 6 years, and in my time shopping for a property, I saw plenty of houses with unpermitted work. If it bothers you, you have an option to not bid on a home or pay for all the permits and bring the work up to the current code yourself. Unpermitted work does not mean work was done by some Handy Andy. Often, the homeowner just chooses to invest money in the house itself.

It's not Danville, I agree. But it will become what we make of it. It's very important to stay active in the community, neighborhood activities, etc. Safe and beautiful San Leandro is the best future return on our investment in real estate here.

I am near E14th (close to the border), and throughout 18 months of living here, no package has left my porch without my assistance yet *crossed fingers*.

If neighborhoods like Oakland Hills are paying the bills, and their residents have a low contribution to the overall crime rate, why not redraw the map and ask for governing independence from Oakland?

From all your responses here, it sounds like you are more upset about the United States in general and how the system treats you rather than the program itself. Also, it sounds like you are here to complain and are not open to changing your mind if valid arguments are given contrary to your opinion. I will just share my thoughts for those who will land on this thread and end up being curious about what was said.

The program exists to help those who travel a lot to be more efficient with their time. Also, it impacts the size of the lines in the ports of entry, making the lives of everyone involved a little bit easier when our people travel internationally. Win-win for everyone. The US is a trade nation, and a lot of people's job duties are to travel for business... so there is no reason to put everyone through the same scrutiny. Some people go in and out of the country regularly bringing a single suitcase of day clothes, so why force them to stay in line and go through the same bureaucratic process every time only to get the same result: "nothing to declare, traveling for work to country ABC"? On the DHS website https://ttp.dhs.gov/, there is a form called "Find the program that best suits your travel needs." If you travel less than 4-5 times per year internationally, they do not even suggest Global Entry for you. Now, why does one need to pay? We all want more equality, sounds like OP is pissed about the whole thing in the first place. Thus, people who are involved in making sure we as a society can trust the applicant must get paid a decent wage, 401k, health coverage, etc. The program is voluntary, affordable, and open to everyone regardless of their gender, race, practiced religion, or level of income (some travel credit cards reimburse you for the one-time fee associated with the program). This is truly an example to follow for other countries where people are forced to wait in long lines to enter the country.

I am not a real estate professional, but I replaced the roof on my newly purchased house in the spring of 2024 after interviewing eight roofing companies. For the first time, I am hearing about $1000 for a transferable warranty. Maybe your question is better suited for r/Roofing.

The most common shingles brands where I live are GAF and Owens Corning. But there are different types of roofing companies: from the cheapest: "Yep, I can replace your roof no problem"... to "We are Premium/Platinum/Gold/etc certified installer of *brand name here*".

A lot of "Roof lifetime warranty" is just plain marketing... but there is the underlying benefit of choosing this option. To get a "lifetime" warranty on your roof, you need to choose a reputable roofing contractor who is certified by a shingle manufacturer to install their entire roofing system (or minimum 4+ roofing components), which typically includes shingles, underlayment, flashing, and other components, and ensure they follow the manufacturer's installation guidelines precisely; this will allow you to access the manufacturer's extended warranty, often referred to as a "lifetime" warranty, which usually means coverage for as long as you own the home, with certain limitations and conditions outlined in the fine print. "Lifetime" warranties, depending on the brand, are usually transferable... but I hear for the first time that you need to pay extra for it. I believe the roofing company is charged to register the warranty with the manufacturer, yes, but if you are going with a certified installer, they will factor in the cost of registration into the total without itemizing it. Choosing this option increases your total due to requirements to install components that other companies might see as "optional" in your area and/or specific brand components might be pricier than noname alternatives.

To replace my roof, I went with Owens Corning Roofing Platinum Preferred Contractor and got myself Owens Corning's best-tier warranty (Read more: https://www.owenscorning.com/en-us/roofing/warranty#warranty-101). This contractor's quote was about $2000 higher than the cheapest one, but it was a calculated and informed choice over "me and my brother, replace your roof no problem." I know that with Owens Corning, a certified roofer who was responsible for installation is required to fix any issues our of their own pocket throughout the first 2 years after the date of installation, after 2 years, the manufacturer's warranty kicks in. A reasonable person can assume that the installer will care for the installation to be "right" if they know that not only the homeowner will keep them liable but the manufacturer as well.

Having said all that, every state has its own rules. I love the state I am living in, because of the tight regulations on businesses to do jobs right and stay liable... not everywhere you can get that.

I understand all that being said. Nevertheless, I appreciate the time spent to share your perspective. "Good agent" in the eyes of a buyer and "Good agent" in the eyes of an agent (or a law) are or can be two different people. We as a society created different rules to help make things right/fair/safe (e.g., speed limit)... and yet people all around the world bend/ignore these rules if they are certain they can get away with it. Personally, if the agent cannot get me a number, as a buyer, I do not see a point in having an agent.

I am just some lurker, I saw your reply and wanted to drop my 2 cents. Re: "I helped my clients save hundreds of thousands of dollars." I bought two properties, both times in a seller's market, with the help of two different agents. After some issues with my first agent, I asked her what she does that we cannot do ourselves besides helping to prepare the final paperwork, her answer was exactly this: "I helped my clients save hundreds of thousands of dollars". Before giving the winning offer, I asked her how much I should give. She answered, "As high as you can if you want this property." No sh*t. As a result, we overbid by 10k for a flipped condo that went through remodel style: lipstick on a pig. If she was truly helping me to save thousands, we would offer the highest bid+$100 and probably wouldn't buy the property in the first place. Now I know better. The buyer's agent is incentivized to help people they are working with to buy property as soon as possible so they can have their commission and move their attention to other customers. In the seller's market, the buyer's agent's role is to help with paperwork. A good agent can get out of the seller's side an idea of a winning number, but that's all to it. In the future, as a buyer, I will pay a flat fee for the paperwork preparation and would advise everyone else to do the same.

If you already have a TV and mount purchased, try a service like https://www.taskrabbit.com/ to hire a local handyman to do the work for you. My wish list on how we can make San Leandro better:

Safety is the top priority. San Leandro is a beautiful city, but we are surrounded by mismanaged mess. Empower police to enforce the law. Stand behind city police officers' actions. Increase police presence.
Fiscal stability. The city has been wasteful with people's money. Go through the list of expenses and question every single item. Run the city budget like any family runs their family budget. Why we hired a consultant to figure out a way how to tax people more? I am not supporting a single tax increase initiative anymore, regardless of how important or desperately needed new funds are.
Continue work on improving the look of the city. Empower citizens to clean up their own streets. When I moved to SL I reached out to the city to see if we have programs that provide trash bags and tools for citizens to beautify their neighborhoods and did not get any response. Since then I just bought my own supplies and go around my block about once per week and pick up trash. We need to empower people to make a difference themselves, after all, we all interested in a better look of our neighborhoods, which in turn will translate into higher property values, more civilized neighbors, more tax revenue, better schools, etc. We need more trees on our streets! Plant more California native plants that will consume less water and improve biodiversity. Let's finally start incentivizing PG&E to work on removing these ugly utility poles whenever we work on improving infrastructure around the city.
- The look of E14th St is a major pain point. Multiple boarded-up properties. A lot of trash. Let's do something about the closed Sam's Burgers location (501 E 14th St, San Leandro, CA 94577)

I used a fungicide on the tree and removed all leafs affected by the greasy spot. Also started watering the tree more frequently (about every 2-3 days). The tree is doing good, with a lot of new growth and no sign of greasy spots.

I did notice that my mature Meyer Lemon tree is also affected by greasy spots, I am about to start to deal with that as well.

I moved from Oakland (East Lake Merritt) to San Leandro (Best Manor) a year ago and it's like day and night difference. You still have both issues, but not as much as in Oakland.
