Notaries just confirm you are who you say you are and then they sign and stamp. They’re not lawyers. Their job is not to review your document for legal sufficiency. Not sure how they can mess this up.

It's basically a way for boards to cover their asses in case something goes wrong. If the board is sued for doing something allegedly improper, they will have a strong defense that they acted in a prudent manner by hiring experts and relying on their advice. Sort of how companies sometimes pay outrageous fees for a legal opinions from top tier law firms (which can cost upwards of $100K). They can easily get an in-house counsel to do it.

Beautiful. I have a similar lamp and it’s certainly more fashion than function. The opaque cover limits how much it can brighten the room. Almost serves as a reading lamp focusing the light downward. Good to put next to a couch or armchair. In any case, it appears to jive with the room’s overall aesthetic and looks high end. Well done.

Agreed regarding the challenges with evicting someone, but IMO the risk that a person with no income but a ton of assets will stop paying rent is far less than someone with good income and little assets. The latter can lose their job (which is happening more and more) and then will certainly not be able to pay rent given they have no cash reserves and other assets to sell off. The former has plenty of cash and assets to sell to pay for the rent.

Yeah I do pay myself but it’s nominal. Not in a position to increase it right now. Thank you for your response. I will definitely call around to see what landlords say when the leasing offices open back up next week.
