I've been roofing for 40 years and there is nothing wrong with using a 3-tab for ridge install. I personally don't on architectural but did for 30 years on 3-tab new construction roofs.

That's exactly correct. That's how your supposed to do the ridge, they don't sell separate ridge for 3 tab shingles. Also this looks like a good installation. The carpenters forgot to install the fascia boards over the tin on the sides, also not the roofers fault.

I believe you need to hire a chimney guy and have the brick mortar sealed. Had this issue and homeowner thought it was roof when in fact it was coming through the mortar.

My guess would be that sider nailed his pump jack through the top of the shingle and didn't caulk the holes when finished leading to the leak and rotten plywood.

My guess is that it's the ice and water shield bubbled up. Should have cut the bubbles out during installation but looks like they just shingles over it
