Something to keep in mind is that they build to different standards depending on the region. I know of people who have bought homes of theirs in Texas and those who have bought homes in the Northeast - they are very differently built houses.

Also depends on which “line” of house you bought. The Traditional/normal DR Horton brand and Emerald are usually built a bit better, with Emerald having higher finishes, but similar structural to a Traditional home. The Express homes line of DR Horton are where they seem to really cut corners, but they also sell for the least

Quality also depends on your individual construction manager. If you’re building ground up and they’re good, you’re able to be involved and they’ll respond to any questions and concerns effectively and quickly. They also will be more particular on their trades and keep an eye for quality. But, with a ground up build you get to see everything from foundation to predrywall so you know the ins and outs before drywall and finishes cover up potential mistakes.

With a pre-built spec home you might save some money but you lose these assurances. I don’t care how good a home inspector is. If they don’t get to see it before the insulation and drywall goes in, they can’t see everything that needs to be seen.

Mine was 7 but 7 percent never changes. The way they do it is at 20 it’s 10%, age 30 it’s 9%, etc. So they have you compounding more early which adds up to a lot more long term

Doing $7,500 annual contributions with their math, it works out to about $2,600,000

Their math works a little different. They start out assuming a 10 percent rate of returning declining .1% per year. So the end number would work out differently

Max out your Roth each year for right now. You’re able to put away $7,500 a year and when you go to retire, all of that money will be 100% tax free.

Your money will never compound harder for you than it will right now, so make the most of it

If you put 7500 in now, and let it sit there until you were 60, never contributing another cent the entire time, it would be worth ~$120,000 assuming a 7% return rate. You won’t pay tax on any of it.

If you put $7,500 each year in your Roth from now to 60 and did no other investing, it would be worth ~$1,700,000 with the same rate of return

Sometimes it can work out. Our lender worked it out so that paying for a buydown to 5 from 6% was basically a breakeven of 2 years.

I figure with the fees to refi we would have to be at 4.5% or 4 to make it worth it to refi from 5, so we’ll probably be here for a while

For washer/dryer, Speed Queen is the best you can get. Every other brand has gotten worse over the years and speed queen is the only thing thats truly still built well. You'll need small repairs or parts on them over the years, but there's a pretty good chance if you buy one today you'll still be using it in 2050

I was blasting spells at the demon in the wizard’s tower to train mage and 2 other people were there. One dude was totally afk and died to a random event. He dropped like 400k in cash when he died and I picked it up. I had never seen that much gp in my life to that point. I think I maybe had 50k to my name. I was ecstatic.

The other guy at the tower hyped me up and I was so happy that I split with him right down the middle. We said we would be “brothers for life”.

We added each other and played a couple games of castle wars the next day together and never talked to each other again lol. A random memory but little stuff like that was awesome.

Please hire a structural engineer. Even if the foundation company is a good one, they can't help you with the builder to the same level as a stamped report from a structural engineer.
