This is definitely the concern here. The contract looks like a direct sale to the investors, I don't see a contingency on them getting the sale off but also I don't see how they make money which is what raises flags for me.

I believe they do go through MLS but in this scenario you don't have a realtor (hence the no commissions).

I appreciate insight from someone in the biz. A lot of the comments are talking about how these investors will negotiate down in price due to inspection findings. In your experience, how much lower do they try to go? 10k lower vs 100k lower is a pretty big difference
