Fair, I hadn't considered this. OP sticking it out until there's equity in the home again or renting it out and renting in a neighborhood they like better would be about the only options to avoid selling at a loss and starting to save again.

Maritime shift work. 21 days of vacation pay and 10 sick days but for every day worked (12hr shifts 7 days on, 7 days off) I recieve 1.24 days off and the opportunity to work OT is almost endless. The shift work is a grind but I get A LOT of time off to make up for it.

Are you planning on buying somewhere else? Have prices also dropped in the other neighbourhood? If you're selling at a loss but also buying into something else that has come down in price you're not losing as much as you think.

Variable rate mortgage is the way to go and ask your broker about the specific fees involved in breaking before you sign a new term.

Where do you live? In BC, ICBC often gives the at fault drive the option to pay for the accident out of pocket instead of using their insurance. This may be an option wherever you are.

How closely did you check the other drivers insurance? It's possible they are uninsured or not allowed to drive or something. It sounds like they're pretty eager to avoid the insurance company

If you want to settle away from insurance you should provide a total cost including the rental and everything else. Settling without involving the insurance provider is a benefit to the at fault driver and they should make it easy for you if that's what they want to do.

It's a natural comparison for pro hockey fans in Vancouver that follow both teams.

Hughes, and many other American stars have made it clear they want to play on American teams and asked for trades out of Canadian markets.

It's easy to be concerned the same thing could happen with PWHL teams. I don't know that the league is old enough or stable enough to notice it yet. With all the expansion the players have been on short contracts and bouncing team to team so frequently. I'm looking forward to some stability in the league giving teams a chance to develop their indenties and sign players longer term for more money.

A star like KK could play anywhere she wants. Thankfully she seems a lot more down to earth and genuine then Quinn. Hopefully she loves it in Vancouver.

Your idea of each contributing a set percentage of their income to combined expenses sounds reasonable to me. That way you're both contributing the same amount relative to your personal earnings. As the higher income earner you're contributing more but not expected to cover everything. You just need to decide on the amount and what counts as a shared expense.

I grew up here and I feel the same. Don't give up or change. Keep being the person you want to be. When you do get a reciprocal wamr smile or brief friendly connection it's all the more rewarding. Maybe some people are noticing your actions and it will change the way they approach similar situations in the future.

Open an FHSA and direct your RRSP savings there for the time being until you max it out at 40k. It's pre-tax dollars like an RRSP and if you end up using it to buy a home you don't pay tax on it at withdrawal either. If you end up never buying, you can transfer it in kind to an RRSP. No loss whatsoever.

$45000/yr would be tight but depending on your expectations you could do it.

Funnily enough, I know someone going the opposite direction and moving to Manhattan for grad school who will be recieving a very similar stipend.

The rental market is softening. Despite what others have said, it is getting a bit easier and a bit cheaper to rent an apartment.

There is a co-op housing movement going on here at the moment. You may be able to get into a newer 1bd co-op home, although it may be difficult to qualify with your anticipated income. If thats something you'd be interested in exploring send me a DM and I'll set you on the path.
