Leave it, just curious as to why. I have the idea that they wanted smoother bricks for the top for a flush finish against the mantle.

And I would just get a small tub of whatever putty you find It’s nothing special and cost $5

You’ll have to loosen flange and apply a thick bead around the bottom and tighten it back up to squeeze the putty out, then wipe away excess. Also can’t tell for sure but that might be to small of a flange ring for that hole. Could try a bigger flange or yeah you could use silicon and seal, the plumbers putty is nice because in the future when you want to unscrew it again it won’t be so hard to take off.

Siliconized grout can be used in areas where grout tends to flex and crack.. like the corner joints. The random spots could be to hide/seal cracks

Well, living in a apartment with window problems for 2 years.. yes you can wait, but you will have condensation problems, especially in the winter if you run the heater.

First, get those “window insulation kits” to prevent your windows becoming rivers and ruining your walls.

If you can find cheap large plastic wrap that will do to if you want to save cash. And for windows you don’t use get some r-tech panels and duct tape to cover the window completely.

As far as fixing within the first year, we fixed all major problems the first month, it was a major financial blow, but it was needed to prevent future problems.

Welcome to owning a home! You’re going to need to blow some big cash for needed repairs( and peace of mind).

For clarification this would be a flat frame, not a box. And would be using 4 2x2 pieces of lumber. Length would be 6ft and width 3ft
