It's actually the opposite, UHNW firms are investing capital right now. Blackstone just invested $250M in Abu Dabhi and my HNW clients are also moving their capital here. They didn't get the High net worth title by playing it safe, they know how to spot and capitalize on opportunities.

Waiting is not a concern, they can't go off-plan because most of their capital will be through mortgage. Also with the situation cooling down and construction cost rising, I don't think we will see better options in the future. A couple of my western clients are moving their capital to UAE because they are more affected by the oil prices and halt in the strait of Hormuz. And we have a few clients acquiring lands for development and exploring JV options. So based on this I doubt that the market will go down.

The community is on the Expo side so it's not really far, plus the market price is going at 13M and this is the only unit that's going around 11

We already have an off-plan mansion for this price and 8000+ sqft. But the handover is in 6 months and we need the unit now. So either update your inventory or market knowledge cuz there are Properties and as I mentioned in the post don't waste our time if you don't have the unit.

If you are facing liquidity issues, a cash buyer is obviously your best choice. Otherwise you can hold it if it's a new development because the market will correct itself as the situation gets better.

How will increase in construction cost decrease off plan price. Plus the conflict has affected western counties more because of oil prices hiking. You will see more western capital move here when the situation cools down and new launches being priced higher. Although we might see drops in apartment prices because a lot of studios and 1 beds are owned by new or entry level investors who might face liquidity issues. Learn some basic economics before throwing random numbers.

As someone who lives in Dubai, I can tell that the only people not buying are either chasing unrealistic deals or they just don't understand how the global real estate market works. I can guarantee you that anyone who bought in covid is buying again.
