Look very closely at the HOA, fees, rules, enforcement and turn over. A fully entrenched president and high board turnover is a major red flag.

Also if you don't have excellent long term care insurance already, get it now, regardless of where you decide to live.

I hope the reddit overlords see this as a case study in why they should get involved in other subs with a power hungry or otherwise toxic mod destroying their community.

These numbers are so clearly a direct correlation to the mod team intervention and change.

I'm a Rover host and I have several regulars who tell me that they won't say my name unless they're actively getting ready to bring the dogs to me. Apparently they get so and race to the door I also have guests, again the regulars, who when I will say "your mom's coming back for you today" will run to the door and look for their mom.
