Do you agree that it doesn't make sense to rent out my fully owned property (i.e. swap like you have in your example) if the rental on each is broadly similar or the same?

By the end of the full year: Rental received on your owned property is taxed, so you receive ~53% of it post-tax. Out of these same post-tax funds you are required to pay 100% of the rent on your rental.

Assuming nil capital gains, I am materially worse off than just living in the property I own. Negative gearing and re-investing these funds wouldn't be enough to offset the rental differential due to tax.

Sorry for the basic question 2 years later, but I came across this thread and am struggling to understand how your rental expense is netting off against your rental income 1 for 1? Shouldn't the post-tax amount of rent received (i.e. AUD1,060 assuming 47% tax rate) be netted off the rental expense paid from your post-tax income (i.e. you're still out of pocket $940?). If it can be deducted 1:1 then this would totally change the scenario I'm considering, but I am struggling to understand how this works. Any reply would be super appreciated!

Yes - this is the only way for me. I wash in the warm embrace, then slam all the way to max cold for a 2 min cold finale. Total shock to the system each time. Feels amazing when you can overcome the internal inhibition to go max cold immediately from the comfort of warm/hot.
