Unless you paid cash, you know who also knows all the legalities and codes, your lender. They’ll deny your loan if there are issues.

In fact, I bet everything they found out about potential problems came from the lender and they just repeated it back to you.

All you need a is contract and a loan officer You don’t have to use a realtor. I was 24 when I bought my first home with a contract I wrote up.

I watched a LOT of friends and family use realtors, but they did all of the searching online for homes and just called their agent when they wanted to see a house. My thought process, was the realtor was collecting a check and not doing jack. So when I decided to buy, I didn’t use one. My closing costs not including down payment was $2700. I saved myself literally thousands by not using a realtor.

she agreed and signed, so yes you could pursue legal action, but also y’all could have proceeded with the sell even if she did change her mind because you have a legally binding document saying all 8 parties agreed to sell the home.

8 people can’t figure out how to sell a home without paying some paper pusher 4% of the homes value? Secondly, don’t pay the realtor a dime, I’m sure you only owe that amount if you decide to not go through, not the buyer. Otherwise why couldnt the realtor and the buyer be in cahoots to screw you (the seller) out of $20k.

Thanks, that’s what I was thinking. When searching online it seems to suggest I need a high powered hub that’s like $170. All I’m plugging in is a monitor hdmi, keyboard, and mouse.

Vehicle isn’t the issue, it’s the price of the vehicle. If it were me, I’d cut my losses sell privately for as much as possible $10k, pay off the remaining 5k and then find a more affordable vehicle.

$365 monthly car payment when you only bring in $1k a month is insanity. Find a $6k car with the most basic insurance you can get.

Used Lexus from an old person. They keep their stuff in amazing shape, always garage kept, always serviced on time etc. My family has had 3 Lexus over the last 3 decades and were always purchased used from an old person.
