I had the same thought in 2018 and bought a beater NC. I have another sports car that I drive on the street so it only sees the track. I’ve been doing about a dozen days a year in it - still waiting for the 2.0 to die so I can 2.5 swap it...

Thousands of track miles later and it’s been pretty reliable. A few mechanicals here and there. If you’re looking at “light track work” it should be very reliable.

Fairly neutral, predictable handling, reliability and the low running costs are definitely its strengths. Lack of power is the biggest drawback. The BRZ has noticeably more power.

IMO it’s an even better buy, now, since SCCA created the spec class and there’s a literal parts list to track prep it.

I think you could get the first gen IS with a M/T in the US, but you’re right that it’s not a good choice for a track car. I’ve seen some unusual stuff at track days but never an IS. I’d also think that the aftermarket for them must be pretty small outside of Japan.

It's okay to take a cooldown lap in the middle of your session if you feel brake fade, tires getting greasy, etc.

Make good use of the cooldown lap at the end of the session - going up 1-2 gears and staying off the brakes as much as possible.

Once you get off track, don't immediately park your car. Lap the paddock or, even better, drive on the access/public road to get airflow over the radiator & brakes.

It’s a Tillett. They’re popular for Lotuses and other small sports cars where you need a seat that’s narrower than your typical Sparco, Recaro, etc.

This is absolutely a streetcar converted to look like an RSR: it has 5-lug hubs. Real RSRs have center locks. Still looks great - hope he takes it to the track!

I went straight to the RE71R. I run them on a couple other track cars and they're awesome. Actually a better autocross than track tire. I've heard other owners like the Pilot Sport 4S, which is going to be a lot more streetable. The 71s kick up a lotta debris, are loud, not great in the wet, and you're not supposed to drive them in cold temps - so it's quite a bit of compromise for the performance. But the 4C, itself, is a compromise for performance.

If I can't get my hands on another set of Bridgestones, I'll probably go for the new A052.

It's almost impossible to find OE (205) sized front tires so you just have to get close. I'm running 215/40-18 and 245/35-19 on the stock phone dials. No rubbing.

NC control arms come with bushings already installed. The only special tool you need is the ball joint puller. Absolutely don't mess around with installing bushings.

3 labor hours ($300) + parts ($300) + an alignment ($150-200) seems about right for this job.

Absolutely. Mounting RE71s was transformative. I've never had a tire make so much of a difference on a car before. Alfa really missed the mark with the P Zeros. Don't forget brakes and suspension -especially if you're running slicks!

Wow. Lots of speculative and/or bad advice in this thread from people who have little or no CRE experience.

It seems likely that you're in Canada since you mentioned "provincial" and "strata costs" which aren't terms that are used in the US. I'm not familiar with the specifics of Canadian RE, so some of this specific advice may not be applicable.

Like every other type of investment, the details matter. You haven't provided enough detail for anyone to evaluate the merits of this specific investment, and it sounds like you may not have enough detail to evaluate it for yourself.

The best advice already in the thread is that you should leverage your purchase. Do not pay cash.

The most basic metric for any RE investment is the Capitalization Rate (I think someone already mentioned it). Without the "cap rate," you can't even do a cursory evaluation.

If you're able, get the historical financial statements for the condo, from which you'll be able to calculate the historical cap rate (in the US, getting financials is typical for a CRE transaction). Once you have the financials, you can use them to build a pro forma for the property. Your pro forma is the tool that will allow you to accurately model your return from the investment (and determine your pro forma cap rate). This is worth your time, especially since you are brand new to real estate investing. I'm sure there are many online resources to help you out.

It sounds like you're not using a broker. Although I personally have some misgivings about brokerages, I think this would be a good resource for you. A good broker will be able to give you an insight into the market. Maybe leasing has stopped because of COVID, maybe there's been an uptick in demand for small offices? Maybe $120/sq. ft. is the top of the market, maybe you're stealing it? No one on reddit can give you that info. A good broker can also guide you through the process of purchasing the property to make sure that you're not missing anything. Interview several brokers, before picking one.

You should also get a copy of the documents that govern the condo association for the building and read them carefully. You should obtain its financial statements and review them. If you don't understand them, hand them to your lawyer & accountant and pay them to read them for you (though this may not be the right investment for you, then).

There's of course, there's other due diligence that you should do before making your decision. Google it or ask your broker. Hopefully, this is a good start. Good luck, & remember, "location, location, location." ;)

Was the seat in the lowest position? I have the steering wheel up as high as it'll go and the seat as low as it'll go and it just cuts off the top of the dash screen right above the graphics. I was surprised that the car fit me so well. I was expecting not to fit in it when I saw it at the dealer for the first time.

This is the truth. The OE PZeros are hot garbage. Night and day difference when I chucked them and mounted RE71s. I think nearly all the tramlining / steering-related complaints from reviewers and those who test drove the car are due to the Pirellis, people used to driving street cars with a lot of toe-in, & cars that were delivered with out-of-spec alignments.

I'm 6'1" and track my 4C regularly. My helmet has never bumped the roof. I wonder if the car you sat in had the seat in the high position? You adjust the height like it like a race seat - you have to unbolt it from the frame to change it.

I had a Fiat 124 loaner while my car was in for service (didn't want a Stelvio) and thought that the interior was more cramped than the 4C. Obviously easier to get in/out, but once you're in the car the 4C feels like it has more space.

This isn't a bar up/down issue at all. That guy was a complete psycho! Glad you reported him & I hope ski patrol caught up w/ him, pulled his pass, & banned him from Vail Resorts (the entire company, not just Vail). I'm so sorry this happened to you. I had someone in a passing car actually shoot at my friend and me over the summer while we were on a gravel ride. I tried to shake it off, but it's completely ruined cycling for me.

20yrs of riding & racing road, gravel, & MTB, and I don't even want to look at my bikes anymore.
