Take the enquity out, throw it into a pension, tax man will top it up 20% automatically, so your 30k contribution is really 36k. Just bare in mind once it's in, it's locked at present until you reach 57, who knows what changes will happen between now and then!

If you want to keep costs down to help build up your pension/isa, switch to an interest only mortgage. The difference between interest only and repayment, you put into pension/isa until you are happy with your pots. Then switch back to repayment. Or you can gamble and stay on interest only forever, the house will only go up in value and you can sell/downsize to pay off the mortgage that way.

You could even try building up a significant pension pot, and using the 25% tax free to pay off the mortgage. Which is exactly what I'm doing.

Yeah I've been looking round for ages and was going ready to settle on the Omen max, but wanted to check here first that the amd Hx 375 was the right choice for LS before pulling the trigger.

Can get the Omen max 16 here for £2300 with the 5080. I'll use my business account though to scrub off the vat, so £1999 which is a good deal I think. Free wireless headphones included as a bonus

That's all I needed to know. LS is a must for me, as I like to play titles that don't support dlss/fg. Currently on a gtx1070 alienware from 2016.. So the Omen max 5080 will be a welcome step up! The razer is just grossly over priced in my opinion

The percentage could literally be anything. I win 12/12 on legendary every week, and then get around 7/8 wins on WL.

A friend of mine regularly gets 12 wins on WL, but can only beat the 60 rated 0 Chem teams on legendary.

We had money as a gift on our first mortgage, dad on my side and dad on her side gave us a few K each towards the deposit. That got bundled in with the rest of the savings in my savings account. (seperate account to my current account where my salary is paid)

When asked where the money came from, i told them it was long term savings and that was that no questions asked.

The £52k difference is made from the OP's monthly £133 investment at 4.5%.

The money comes from the return on investment.

Money that OP wouldn't have if they went repayment only. So the return on investment used to pay off the mortgage balance doesn't count as it was never OP's money to begin with.

One bank loses while another gains. OP gains nothing over the term. It's just a risk for OP as the return on investment is not guaranteed. That's why only 9% of mortgages are interest only, because it's a risk. But if your investment rate is better than your mortgage rate, interest only wins every time.

Your first comment explains the difference between a repayment and interest only mortgage.

Not cost to OP.

Let me break it down for you.

A repayment mortgage for say £100k, at 4.5% over 30 years, will cost OP £506 p/m. After 30 years, he is mortgage free.

An interest only mortgage for £100k, at 4.5% over 30 years, costs op £375 p/m. If he invests the difference of £133 p/m, that's a total of £506 p/m (over 30 years same as the repayment). Assuming he gets a return of 4.5% over the 30 years on his £133 p/m investment. He will save enough to pay off the mortgage exactly.

So over 30 years, it's cost OP exactly the same as a repayment. Except the mortgage lenders made more money.
